Um yeah, so I actually love your house spunbutterfly. You are crazy cakes for wanting to move, but I'll let this slide since house porn is the best.
my non negotiables are: Not too big, 1600sq ft is ideal, but 2000 max en suite master with a walk in closet 2+ br office fenced yard patio or porch big enough to grill on good walk score In the seattle area I know h does not want to put work into a house
Sooooo by my calculations we're going to need at least 1.25m. Who wants to buy me a house when we move back?

We had to do some major compromising on our wishlist when we moved out here. I got my walkability and my nice view, we got the square footage and layout that we needed (3br + office space, extra space for our workout stuff in the form of a detached garage), and we stayed under our budget.
We didn't get the proximity to big city (it's going to take some time to get used to small town), the fireplace, or the gas stove.
All of those houses you linked are gorgeous. I still can't get over the housing prices here. That first one would probably be under $500k in Cincy.
ETA: of course, you don't get the amazing views, and you're stuck in Ohio

Those houses are just okay. Our Federal Way condo is way better. Hahahahahahahahaha!
Love the floors in the 4th one.
I can't even think about what we'd want in a house. It will just make me sad. I just have to look at the good in what we have because we are stuck with it for a while.

Those houses are gorgeous. I dream of houses like those for when I'm an adult.
Right now: Walkscore Public Transit @ least 3 bedrooms or 2/office since I work from home Gardening space (I can container garden) Gourmet Kitchen Food Scene A/C (living 3 years in Seattle without it was f'n bonkers) Easily accessible airport
I know we are going to have to compromise a lot, but here is my list for now:
Nicely designed, functional kitchen. Ours now is tiny but it's laid out well, has a lot of counter space, has a gas stove and nice finishes. I want something comparable albeit hopefully bigger.
Good walk score Outdoor space for at least a bit of gardening Proximity to transit line Quick access to downtown 2+ bedrooms Ample wine storage Space for a formal dining area (I have a large antique dining table)
A little work needed is ok. A full on reno is not.
Wow, when Spun talks house porn, she talks about hard core! All those over 1.5 MIL.
Our house had all of the nonnegotiables and had most of the wish list. However, after 4 years, one major item on the wish list is still a PITA and I hate it so it would move over to the very important list.
DAYLIGHT - I will NEVER again live in a place that feels like a cave due to amount of windows + exposure. GARDEN SPACE - although since we aren't having kids and a dog is looking sadly far off, I wish ours was smaller. Enough for some raised beds (our 3 our plenty for me), herb spiral, fruit tree and some lounging/play space is good for me. GOOD KITCHEN + PANTRY 2+ Bed + office (although I'm really liking our technical 4 bed since it means H and I each get our own office/craft caves) Min 2 bath (1 full, 1 3/4 is fine) Short Commute Non-garage storage Off street parking
Honestly, I do still love our house. The wish list item had been a laundry room and after 4 years, a good laundry space would move to the nonnegotiable (doesn't need to be a separate room). I *HATE* that ours are crammed in a closet located between the kitchen and the entry space. There is NO WHERE to put a dirty clothes hamper, sort clothes for washing, etc so unless we're having people over, there's always a hamper or two smack dab out in the open. The only way we'll get around this is if we were to lose the 3/4 bath (not happening) or have the over 50K it would take to have our basement dug out to an even non-ducking height and finished off, which is one of my dreams. (I would love to finish the back part with no windows in to a media room, put in a proper laundry area and a 1/2 bath and then my dream of a cedar sauna 6' in length for proper lying down).
The only other thing I don't like about our house is the fireplace is really on the wrong end of the living room but way too much $$$ to move it to the opposite side. Unless we had the money to make the basement liveable space and then we could put stairs down on the side where I want the fireplace.
We gave up walkability, which we do still miss. We can walk our neighborhood as its decently quiet but most of it doesn't have sidewalks and the only destination is down the steep hill to FM.
I think our wants are a little different than most on here lol
Rambler- prefered 5+ acres at least preferably more with possibility of landing strip 2,250 sqft or more shop attached garage large kitchen 3+ rooms 2+ bathrooms mud room Good space for animals

The only solution to your real estate addiction is to stop exercising, obviously
I would definitely not be opposed to living in any of those, but none of them is really my style. I still have the dream of the early 20th century craftsman with a great porch and tons of architectural quirks.
we love our house, and unless something amazing comes along for a similar price to what we paid, I could see us here for a really long time.
Though, hindsight is 20/20. Here is what we wish we had after (almost) 5 years of living here:
1. A shorter commute (but we are too cheap to pay Bellevue/Kirkland/Woodinville prices, so whatevs) 2. a 3 car garage. This one would be a non negotiable in the next house. We haaaaate having a tight two car garage 3. a larger yard 4. a larger kitchen. For the size of our house, our kitchen is small with limited storage 5. a basement and/or decent storage that is not closets in bedrooms
Otherwise, we love our 5 bed/3 bath + bonus house. We would be fine to go down a bedroom. There are also days I wish we had a formal dining room, but I don't know how much it would get used.
I can't click but we have a few "must haves" but we have decided staying in our neighborhood is top of our list so we will be in our townhouse until the end of time, lol
toratoratori - I know a lot of my neighbors work in DT Seattle. I think if I could get used to taking the bus it would probably be fine. We kind of have the best of both worlds in our location because we are equidistant from 405 or I5 south. I LOVE our location, the only thing I don't like is the commute, but most days it isn't so bad.
