Final HUD arrives at 2:45pm yesterday, we busted ass yesterday afternoon to get funds wired by 4pm for our closing today with the understanding the loan would be funded and we would get our keys today. Wrong. The title work has the wrong tax amounts on it, even though I asked about it with our realtor (who is out of town) and lender. Closing is delayed until later today...of course we live almost an hour from the title company.
For extra fun, we did a final walk thru w/ sellers realtor who we pretty much loathe with the fire of a thousand suns. He was telling us about how hard all this has been on the sellers. Sure, whatever. He was saying how bad they wanted to get closed today, but the house still has a bunch of their stuff all over it, including beds, clothes, a ton of shit everywhere.
Oh and title closer lady says we owe our realtor another $250 on top of her commission and no one has explained that to us. I woke up this morning At 4am with a bad feeling....I assumed their was no way this could go smoothly.

Oh no I'm so sorry Just hang in there, you will eventually close and be able to enjoy your new house!
We had a PITA closing too and ended up not closing until the day after we were supposed to. I work OOT and it was such a hassle trying to get everything done on the 2nd day because I wasn't able to take off work again.

Ugh, that stinks. We were supposed to close next week on our land, but the bank has decided that they need the death certificate from a past owner of the land (the one prior to the current owner) and it's in NM (we're in MA). So, I feel your pain. I can't wait for this to all be done for you!!

Man what a pain this whole things has been for you! Why would you owe the realtor money? Wouldn't it come from the sellers?
I will commiserate with you...We are closing on our house we sold in TX tomorrow and I'm pissed how much we owe. Granted we did refinance in Nov two months before we found out we were going to have to move I calculated everything and figured we would break about even including the realtor commissions but not after they added in the taxes and all the stupid fees the title company charges. Luckily my realtor says we will get some of the taxes back in 6 weeks or so.

Ugh! That sucks! I can understand the frustration though.
We also had a sellers agent from hell. She actually got up and left the closing in the middle to go to her divorce proceedings! I can see if we had set the time of the closing she would have a logical excuse to leave but since she was the one who insisted on that day (we wanted one day earlier) and the time it made no sense. She dropped the ball on some missing paperwork from the owner (bank owned), my name was left off the title, the title company sent someone who had no idea what he was doing....it was a mess.
Just keep reminding yourself when you're all moved in and settled it will be work it.

It isn't in your contract that the house has to be empty? I just saw a deal fall apart in our office because a hoarder had not cleaned out the property.

There was stuff still in the house when we did our final walk through three days before close. In fact, the seller's realtor didn't even let the seller know that we were coming through and he walked into the house while we were standing in the kitchen with our realtor. Awk-ward.
I think it depends on the situation, though: in our case, the seller was a totally normal guy and his level of preparedness to move was reasonable. We trusted him to be out on time and he was. If we'd put an offer on something that had been hoarded out, then it would've been wise to cover it in the contract...
ETA: Pom, I'm sorry: I hope it gets straightened out and quickly. You deserve to have SOMETHING (ANYTHING!) go smoothly in all of this!

This was done to me with the first house I ever bought. It was a $500 documentation fee that the realtor's company was charging. I told MM about it after and they said I should have refused to pay it.
