I sent my agent an email that I want to see 2 properties. His reply 1. The Beecroft faces west so patios out to the street. But if it is treed then maybe ok at least you have an outside yard.
2. The Everson will depend on where it is, there are about 10 huge blocks of untis of this same type -this lack of uniqueness is not a positive, highly substitutable.
End of his reply
So, my question, it is a townhouse. Is lack of uniqueness really an issue? I can see with a house. And what is the first point getting at? That my patio is facing the road? So less private?
Also, I emailed him yesterday to see these places on a weekday. He suggested Sat or Sun because his next week of weekdays are busy. (due to a golf tournament, paperwork, meeting, etc). Is this standard? Should my RE agent be able to get me in to see a place within 48 hours? Places in The city are often sold within a week. (more often houses) I dont want to sign on as his client if this is going to be an issue. But I also dont want to be expecting too much
If it is a competitive market like you say, I would definitely NOT sign with him unless he can get you in to see them within a reasonable amount of time. Otherwise, the process will suck for you as places you want keep selling before you can see them. He should be working around your schedule.
He sucks. You want to see the properties, he should show you the properties... you can talk about the patio and other stuff while you are there. And he should be able to get you in quickly, even if he needs to have another agent help him out.
I could forgive his scheduling but I would not deal with someone who communicates like that. It is a big investment and you deserve complete and coherent sentences!
This is stupid, he obviously doesn't want to make a sale very badly. Is it possible he is wanting to play down listings that aren't his? Either way, find someone else who will work for you.
I would have replied "No, we don't want to wait until the weekend. Who can show them to us this week, if you can't?"
But yeah, he sucks and I would find someone else. I don't know how it works in Canada, but here, you don't have to sign with a buyer's agent. We didn't. Some agents might want you to, but then you just don't use them.
