#2 has the most bedrooms and the biggest bedrooms so I'd choose that.
One thing I don't get is the whole Master suite when the bedroom is 15x30 or some other huge size. I think ours is 16' x 18" and it is plenty big enough.

I don't understand giant bedrooms either.
For kids/guest rooms, 12x12 ish seems plenty huge. I just don't need anything bigger, been if kids are sharing rooms.
I would like a master that I can fit a king bed and 2 upright dressers. By I don't need extra space beyond that, we sleep in bedrooms, not lounge around in a seating area or whatever. I just don't get it.
I think the boys' bedroom is 13x12 and it is large enough for 2 dressers, a bunk bed and a single bed with plenty of floor space to play. Rooms always seem smaller without furniture.
I think it depends on the layout. We have looked at houses that have huge bedroom, but with the closet/door/window layout it would be really difficult to furnish it without having the bed in front of a window. Obviously if the window starts higher up, it wouldn't be an issue, but who wants a bed to block half the length of a window?
With house #1, I would be worried about the potential problem of kids throwing fits about their sibling having a bigger room.
My room growing up was 10x11. I don't think I could go any smaller than that.
