For us it was because the tracks don't stay together on the carpet. Dd is still little and not super into it though so I can't answer the rest of the questions.

It keeps the mess off the floor & he can leave it set up without being in the way. Ours has storage underneath which is nice to help keep it organized. We have a ton of track/trains/accessories so definitely not just for small collections.

DS has Thomas trains and tracks that my H bought used from his friend. The tracks were in a huge rubbermaid tub until recently - we pulled them out during our first day of potty training.
A table would be nice to help keep things out of the way, but DS doesn't play with them every day, so I have no issue with putting them back in the tub during the off times. The tub is in a corner of our unused living room, so I don't have to look at it.
I did accidentally kneel on a track piece last week and have a huge welt and a hole in my leg from it, so that is an argument for the table.
We have tons of Brio stuff too & yeah, they never use the train table because it's too small (we have a Nilo table). But they do use the table for Playmobil all the time.
We got a train table for free from a neighbor. My kids mostly use it for sitting on or doing puzzles or other things. They rarely use it for trains. It is nice to have in the playroom though because it's a nice big low table.
Honestly I wish there was a B&N close to us so that I could just take him there to play with their train table. He loves it when we are over by Town & Country and stop to play.
It's a nice place to keep the tracks and trains if it has drawers or cabinets underneath. Our play area is in the basement and it is all carpet so it is nice to have a flat surface for not only trains but block play, puzzles or whatever. They like having the LP or farm or whatever they are playing with up a little higher.
We bought an imaginative table secondhand and honestly, it was a waste for us. DS1 likes to build tracks bigger than what the table can hold, and the storage drawer in it is a joke compared to the collection of tracks and accessories we have (which live in a giant plastic tote in the corner)
For the most part they use it like a coffee table in the playroom to play with other toys on.
DS has played with it every day since he got it about 3-4 months ago. It's great for containing the mess but we have a big flat one (Melissa and Doug) that can also double as building space in the future.
