OMG. SO GROSS.
I seriously do not understand tenants like this. Why do you want to live in filth? I take good care of my rental, but not for the landlord - I do it for me!
Our fridge broke two weeks ago, and we called our management company immediately and had a new fridge within 2 hours. I didn't want to lose all my food.
Not trying to be an asshole, but I've met some pretty disgusting people who otherwise lead relatively normal lives. The owners of my company come to mind. Our work fridge is like a horror movie.
Re. mental illness, it also seems plausibe that the reason she didn't call about the fridge was that she was too embarrassed about all the other trash but didn't feel able to do anything about it. I'm not sure if that's mental illness strictly but it doesn't sound healthy.
I'm thinking it is time to set the place (or at least the refrigerator) on fire. That is not worth trying to fix.
We had a house cleaning service come this spring to do a deep clean for us and I was talking to one of the ladies about the horror stories of cleaning up after evictions or foreclosures. She said it is shocking how people live sometimes and she hates when she get the calls to clean something that has been abandoned.

I know some people are just gross, but to have a non-working refrigerator in that condition, when you could call a landlord, seems like depression, at least. I don't think that's normal.

Hugs... There is not clean and then there is nasty. How does one have kids with no refrigeration? Never mind the trash. How is that not CPS worthy, unless she is living full time at boyfriends? In that case, I would let her out of her lease, just to save my property. Gross, and maybe mentally ill, but the hard fact is that IME some people are just gross.
Can I share a story? Back when I was a teen, our family owned a building maintenance company. We were called to clean up a house after a tenant moved out. The cats had used the carpets as a litter box and there was cat feces lining the walls of every room. I opened up the medicine cabinet to clean it out and there was mouse poop and dead bugs in there. The whole place made me cringe and I still remember it more than 30 years later.
I'm sorry you got one of *those* renters. Hopefully they'll be out soon.
This is what I got when the tenant (I inherited when I bought it) moved out. There was grease everywhere for a 3' circle around the stove. Needless to say we are completely remodeling this condo. The fridge and bathroom were not that bad actually, but they are getting redone too. I'm not complaining though because I'm spending $7K to remodel it & upping the rent $300/mo or selling it for over twice what I paid ($45K).
My parents have a neighbor who was just evicted about 2 weeks ago. Her house was trashed. She let her dog crap in the basement and didn't clean it up. The entire house was just filled w/ trash and "stuff". A dumpster was placed outside and was filled and refilled and refilled.
Luckily the new owners are going to totally rehab it. I'm sure it's a flip. My parents are thrilled.
