Buyer wants to delay closing b/c she wants to add to inspection repairs. We are supposed to close after work and her tomorrow am. My realtor is pissed, her realtor is pissed. I told my realtor they need to figure it out, we're not doing more repairs.
If we don't get a decision on our construction loan by COB, we are walking and going to a new lender. Which re-starts the clock, which delays building. The appraisal appeal was denied by the 3rd party. Of course it's been 6w with the bank dragging us along.
Work is a shitshow. I'm so done of being questioned on decisions I did not make.
We're healthy and safe. And I'm hopeful one day this will be a distant memory, but in the thick of it. I'm having a hard time.
So am I reading this right, you are supposed to close tomorrow and the buyer wants more money for inspection repairs? That is crazy cakes, I am sorry.
Not money, she wants additional repairs (and I guess money if we won't do them). It's basically she is reading the wording in the inspection addendum one way and everyone else reads it differently.
I told my realtor we would be there at 5:30 to sign the docs and that we were done.
The house is 30 years old, it's not going to be perfect.

I don't think she can do that. She negotiated with you what she wanted fixed (or what money she wanted off to compensate for the issues), and I believe once that's agreed upon and you signed the amended docs that's it. If she tries to delay closing now for inspection repairs your realtor needs to have their broker get in contact with her realtor's broker. If they can't resolve anything, you need to contact a real estate attorney in your area. And yes, she should lose her earnest money to you since she is pulling this shit.

She wants above and beyond repairs IMO. One thing was fixing the seams on the drywall in the garage. She wants us to do more seams that aren't broken. It's 30yo drywall in a hot humid garage. It won't be perfect and half the houses here don't have dry walled garages to begin with.

Is her realtor managing her expectations? I remember when we bought, ours recommended that we only ask for high priority fixes (there were two) and just use the rest as a punch list for ourselves over the next year. Which, LOL, most of those haven't been touched.

Her realtor is apparently done with her as well. DH went over to the old house last night to show her how our well pump operates and she was 30+ minutes late. And he said he could tell from her realtor's body language she was ready to have this deal done and never see the girl again. My realtor has echoed the same message.
So I don't know if anyone can manage her expectations.
I freaking hate unrealistic buyers and sellers who are just manipulative assholes. It must be something small if they waited until the day before closing. Sorry you are going through this.

Selling houses sucks in the best of times, and it definitely sounds like you're in the worst of times I hope it all goes smoothly tonight and tomorrow.

We had to get our real estate lawyer involved in the purchase of the home we are living in. It sucked and it was hard. But it finally got done once the lawyer told them that the contract was done and they would be held liable if they didn't sign closing asap!
