Per Redfin's comps there was one 748 sq ft house on a smaller but rectangular lot that sold for 375 in April. The rest are all 770-1132 sq ft, some smaller but normal shaped lots, and sold between 419-435.

First, delete the house/link from the OP. Next, every damn place in SoCal will need eventual updating of bathrooms/kitchens if it's less than 1M (and even some that cost more). The tiny house/small bedroom thing kind of go together, though. Sorority house - go visit the area on Friday evening and see what you think. I'm not as concerned over Sorority as I would be Frat, fwiw. Budget...yeah, I think we all deal with this one. Totally a personal decision.

The sorority had something going on when we were at the house. They were pretty mellow. We went to dinner and just drove by again and no one was outside and it was quiet. We plan on driving by again on Saturday night to see.
The city is making the current owners convert the garage bedroom back in to a garage. And for some reason they have the heating vents on the ground boarded up. The city is also having them fix those before selling. (dapotato)
Another con I forgot about is that the laundry is actually outside.
And a neighbor talked with us and showed us what he did with his house and part of the greenbelt behind his house. That could be interesting to have a neighbor that um...open?
We are thinking of putting in a lower offer. 360-370 if we do offer.

I'm looking at stuff that's for sale right now around that area and it seems like the average listing price per sq ft is 609. There are no other houses with a garage under 400k. The next closest is 485k in a less desirable area.
I woke up this morning thinking about the house going back and forth on it. I love it. Want it. But then I don't want to spend so much money and still have to put more work in to it. Although, none of the work would be immediate, aside from a new toilet seat. lol
