cute! and decent location (although horrible traffic during school start/end times). but man, 500 sf...especially on a small & triangular lot. you can count on me to be your debbie downer .

The good thing is that we want 500 sq ft! And our schedules are good around school start/end times.
I've got nothing on the shape of the lot. At least it's not as much to take care of?
They use the space pretty well, but I think they put a bedroom in the garage. It looks like there are 2 bedrooms (one on each side of the living room).

depending on the setbacks, you likely can't add on much more if any on a lot of that shape. hence why it'd stayed 511 sf & they've added a bedroom in the garage (check those permits as it's likely not legal). the 800 sf bungalow we lived in was the perfect size...and had a yard about that size, too (plus landlord paid for a gardener). but i really don't know about 511 sf. and i still can't deal w/over $700/sf for the lbc, even if the overall price is fine.

Yeah, I'm afraid it does look like that. Maybe we'll go look at it and I'll report back.
just looked up permits online. there is one in 1991 to "drywall bedroom." but dunno how they could get away w/drywalling that garage "bedroom" without also providing the required, covered parking spot(s).
and the owner is named as joseph jost. has to be a joke. HAS to. or his parents thought they were being funny. or he moved to lb to be funny.
(not all permits are online yet, so there may be more for the property.)
My favorite line in the listing, "...without wasting space on hallways!"
Hallways - my favorite sq footage space waster.
the romans didn't have hallways in their grand villas. they just walked through rooms, all up in each others' business, to get to the other rooms. #efficient #voyeurism
Lol, yes! I was debating about what to put (spring, summer, forever) since I'm currently sitting in MN in 14 degree and windy weather.
it was over 80 here yesterday. we hosted super bowl, and everyone was outside even after the game began in order to enjoy it. #smug (but as you see, we pay for it in our real estate prices.)
but srsly a good argument for great, usable outdoor space here. totally does extend your square footage.
It's super cute. The only thing I couldn't handle is the kitchen. I can't go back to the days of four feet of counter space.
Yeah I need more space than that to cook anything. And you know it's even smaller in person than they made it look in the pictures. Plus, that tiny little space between the counter and the stove is killing me.
