The market here is nuts. We put in 4 different offers THIS WEEK, all 20-25k over asking, and only one was picked up and we barely got it.
Hopefully it appraises well and we don't have to live in a hotel for more than 2 weeks. It needs a bathroom makeover and paint but it is in a hot neighborhood with transit moving in within the next few months. The kitchen has a new 5 burner gas stove, new fridge, and new washer/dryer. Very updated for being built in the late 1800s. We're pretty excited!
First item on the list- get rid of the 80s marble fireplace. I'm not adding a ton of photos because it's not quite ours. Any ideas on what to do with the fireplace, I'll take

Congratulations! I painted my fireplace with chalk paint. Just no wax! It's held up perfectly and we have two kids and a big dog. I even followed the warnings on Ann Sloan and had a person from the fire department approve it (my neighbor).
It's a nice way to update w/o major renovation and it literally cost $8.

I know what you mean about the market here. Happily we aren't planning on moving anytime soon! We are contemplating buying a rental. Hot, hot market. Again, congrats!

Well, you could paint it until you decide if you want to demo it and start over. I guess you could box around it with a new frame in an angle you like better. That would probably be so much cheaper than ripping it out!

I'd build (or have built) a mantle the same depth as the piece that is sticking out, so it will end up looking a lot like gummybear 's.
