This is going to be a post and run because I'm going to lay down for a nap shortly but I'll be back.
Were going to remodel the guest bathroom as part of the house remodel.
Below are some pics in its current state. Dark and unappealing. We want to make it brighter and more modern. The kitchen and DR remodel will be pretty modern.
I haven't picked out new flooring but it will be the same flooring throughout that part of the house so kitchen, hallway, dining and laundry room) and will most likely be a gray ceramic of some sort, just trying to find something attractive but low maintenance.
We need to keep a bathtub since that's where my toddler twins take a bath now but I want something more modern and clean so I'd love inspiration ideas/links
And the vanity and sink have to go too and replaced with something more attractive and functional. The drawers are only half depth and are missing their stoppers so they fall right out. Ridic. And I'm not a fan of that sink. I don't know if it's vessel sinks in general I dislike or just the ones in my house.
Have to pick out faucets, backsplash and mirror and lighting as well.
And no to the seagrass/grass cloth wallpaper. Bye bye.
Well since it's already been mentioned in the past couple days - if you're in a cool climate zone then spring for electric radiant heating under your new tile. Don't let your contractor try to talk you out of it either (they always seem to try), it's the best thing in the world on cold winter mornings or before work or a shower.
I hate those copper bowl vessel sinks that seem to be all the rage right now. Toss that thing in the trash. I'm partial to quality solid wood countertops as well, but not sure how they would fare with messy kids beating on them. They're more robust than you might think and really provide a warm feeling to the room.
Also, make sure to get dimmable lights and place your bathroom lights on a dimmer switch. It's very nice at 2am when you stumble into the bathroom to just be able to turn on a very low level of light so you don't totally screw your night vision or end up wide awake and unable to fall back asleep after you're done your business. Also might be a good time to upgrade your bathroom exhaust fan if it's struggling now.

I hate vessel sinks - they are so impracticable.
It does seem very dark - is there additional overhead lighting by the tub? Even a new fixture in the toilet sink area will help, but its making me want to use a lot of white to help brighten it up.

I am a huge fan of dimmers but it never occurred to me to use one in the bathroom. Genius.

Let's share any new finds with each other. I'm working on picking out a vanity, sink, tile and a drop in tub. I'd almost prefer to make it a stand up shower instead but we have to make it functional for kid baths since that's where my just-turned-two twins take their baths currently.
Anyone know what's better for resale for a guest bathroom shower? is it better to keep the tub or is a stand up shower better?
persa, Sounds good! I am currently putting together my contractor quote list. We are doing lots of the work ourselves. But man, there are a lot of moving parts especially since we are moving the laundry to this bathroom too.
I guess it depends on your neighborhood and how many other baths you have. If it is a family neighborhood, I think keeping a tub is the way to go. You can get away with just a shower in the master as long as there is a tub elsewhere. At least that is the route we are going. Tub in main hall bath, shower in master bath, shower in the basement bathroom.

I would guess that if you use it for kids baths, and it's close to their bedroom(s) that others will probably use the house the same, so I'd keep a bath. And I agree on the sola-tubes. We have one in our shower in a remodeled bathroom and it's great!
I don't like vessel sinks either, but do you hate all the floor and tub tile or could you keep those and change out the vanity/backsplash/fixtures? With that floor tile, you could lighten things up with a white or gray vanity, then warm wood accents and white walls.

Or maybe a wood vanity (with WAY more storage than this one) and then a more green or white glass tile to lighten up the floors and walls?
But I don't like this picture below, so I think you will have to stay away from too many creamy colors mixed with the white if you aren't changing the floor tile.

Oh I totally hate the slate floors and it's the same flooring throughout the breakfast(new dining room) and kitchen and laundry room so it will all go.
The guest bathroom actually isn't anywhere close to their room, it's clear on the other side of the house but it's attached to the guest bedroom but is also the bathroom for regular, non-overnight guests. Their room was actually originally an office/man cave of sorts and is tiny and has a tiny standup shower, a pedestal sink and a toilet in it and that's it. But again, their room and bathroom wasn't really meant to be used as a bedroom
