The seller of our home is including a home warranty of our choice so I need to provide the name of the company. I know they are not generally highly regarded but we will get one since it is free for us. Who do you use for your home warranty company? And if there are ones we should avoid that is helpful too. Thanks!
I can't remember exactly the co. mine was through, but it was something like 30-10 or 40-20, or something number related. It was given to me by my realtor so maybe your realtor has some suggestions?
Mine, years ago, for a condo was Blue Ribbon Home Warranty. Not sure if it’s local or a chain. It was also free and worked out in my favor when the refrigerator died a few months in. They had me submit a receipt and sent a check.
We got one free too and when our super old furnace died we received something like $5k when we replaced it! Totally worth it. I know that wasn't your question and I can't remember who it was through, but totally worth it.

As a realtor, I've worked exclusively with First American. They have not yet done any of my buyers wrong, plus I have a rep I can call to get things worked out if necessary and she's AMAZING.
Ask your realtor who is great in your area and/or for the specifics of the house you're buying.
We’ve had First American on both homes. We never tried to use it on the first.
The new house was annoying because for whatever reason, it doesn’t cover the fridge, which of course broke within a day of moving in... at the end of the day, our realtor covered the cost of fixing it.

First American has different coverage levels, and the basic one doesn't cover appliances that aren't "attached" to the home. I order the Eagle Premier coverage for my clients (or write it into the contact for seller to cover), and that does cover the fridge, washer dryer, etc. Nonetheless, I still paid for an emergency visit from a non-warranty company yesterday from one of my clients, because their fridge died and the warranty company couldn't get there until Tuesday, which is common in our area, but honestly unacceptable.

Another warning about AHS. They seem to farm out the work to the lowest bidder, with no apparent standards. We got a 1-year AHS warranty when we bought our house. When our water heater broke, the company that replaced it charged us a ton for removal of the old heater (not apparently included in the warranty) and replaced the heater but did not include an expansion valve that is required by our county. The heater cracked a year later (because the pressure was too high without the expansion valve), after the warranty had expired, and the fly-by-night company who had installed it had apparently gone out of business. We had to replace it all at our own expense.
