when we decide whether or not to do a longer-term rental and possibly walk away from this house (or at least start looking at other possibilities). We have this Airbnb until the 21st and if we can't get the info we need from the sellers then we'll have to figure something out. So, tonight we may have to have a tough conversation about what we're willing to pay (before this our mortgage was less than most people pay for a 1 bed flat) and what our needs will be for a rental. And then we'll have to move quickly to find one (hoping for a 6 month with option to stay longer sort of rental). We'll have to cost out leaving our stuff in rental or renting a place that is unfurnished. I'll update this later - either we'll be moving forward to finalise the sale by the 21st or we'll be looking at rentals.

Ugh! This has not been the home buying adventure it should have been for you guys. I hope you get some answers which give you the clarity you need for the decisions you have to make. And I hope you find peace in the decision you do have to make. Good luck

We didn't get the info we requested. So, we're doing two things:
1. Looking at a rental for the 6 months just in case. We have 3 weeks to find one if we need it.
2. My H is going to call the agent on Monday and say that we want a certain amount of money off the agreed price as we'll take on the risk. We're not willing to move forward with buying the house if someone from the council can come in to tell us that we need to pull it all down. He's figured out how much each element would cost and what our percentage risk is - I think we'll be asking for about £25,000 off or so.

Well, we finally got the emails as promised and they are not helpful at all. My H and I will talk about them tonight. Our solicitor has agreed that we need to ask for money off due to taking on a risk that the council will come to investigate the works (and find it not to be exactly what was supposed to be in place according to the planning portal). We'll see what happens. I think they'll either accept the money off or we'll have to walk, which would be a pain/shame, and then do a longer term rental in hopes that other properties come on the market.

Thanks. There are moments when I'm not. And sleeping is tough at times. But I am trying to use the same techniques that I teach my clients and it's helping a lot. This is letting me have empathy for my clients and let them know even the best trained isn't always able to hold it together. At least I'm not drinking heavily every night!!!

I'm so impressed at your ability to find the silver lining. You have all my sympathy, and I hope you catch a break soon.
My H talked to the estate agent yesterday afternoon. The sellers are confused because their solicitor is shit and not communicating with them. Basically, this is their solicitor's fault. We don't fault the sellers though they could have done a small bit of research to see that the trainee they were given knew nothing and put them in this position.
So, my solicitor is going to call their solicitor today to tell them that they need to get their heads out of their butts, come clean or we'll let the clients know what has happened. Our solicitor confirmed that it's a good thing we don't need a mortgage because the mortgage company would ask us to wait until everything was rectified before they'd allow a mortgage on the property. This puts us in a good position as a cash buyer and they should be thankful we're only asking to cover a small aspect of the risk and willing to move very quickly if they take this money off. We'll follow up on Friday morning to see if the solicitor has told them the truth and, if not, we'll let them know and hopefully, we'll be able to exchange contracts early next week or we'll be pulling out of the sale.

I don't even have words to describe the weirdness that has come from their solicitor's office - they say that they have sourced a specialised indemnity insurance that would cover us in the case of the council wanting changes and so all is well. Our solicitor is asking for it so she can look over it to see if there is fine print that would screw us. It's just all weird - realistically, if the sellers would just accept a small lowered price, we'd be fine.
mrsukyankee that is really weird... I can't imagine an insurance like that would be cheap for the sellers either? Or is it maybe something that the solicitor is offering up as a way to save face with the sellers? Whatever the case, I hope it works out for you. Or that you at least get enough clarity to make a decision one way or the other. Being in limbo like this must be taking a toll.
This is insane. I understand why solicitors have to be involved, but this is definitely one of those times where it seems like if the principal parties were able to talk directly to each other, you'd be able to solve this much more quickly. Damn their shoddy solicitor for creating needless problems.

The solicitors for the buyer are not responding to ours today for the follow up so my H called the estate agent and laid it out on the table that we want to finalise things ASAP or it's going to wait until Jan and if it waits until Jan we might change our minds. So, the estate agent is going to call his clients and lay it all out (basically that it's their solicitors fault that this is taking so long and is going pear shaped). We'll see what happens.
