BC, and appliances generally come with the property unless otherwise stated, both for rentals and purchases. I think it's pretty much the same elsewhere in Canada with the exception of in Québec.
I'm late on this but in the St Louis area this is totally normal and also how we ended up with a refrigerator in our basement, because our sellers left theirs and our buyers didn't want ours because they were from out of state and brought theirs and it was a PITA to sell it on FB. In my experience, washer and dryer is not something that gets sold with the house.
STL here, too - I do think it's common for fridges to "come with the house" here. I was so shocked when buying my first house that the sellers had excluded the fridge. I guess they had just bought it and planned to take it to their new house. Fine - I wanted a different one anyway. We left the fridge (and the washer/dryer) with that house when we sold it.
The house we're in now was a new build, so no fridge.
But we 100% have always had a basement/garage fridge.

Northern VA, appliances conveyed with both houses we've bought- W/D, fridge, range, dishwasher. I think it was the same for every house we looked at too, it seems to be standard here so it would stick out if it wasn't the case.

With all the various sizes that fridges come in these days, I'm kind of surprised people take them when they move. OUr old house- the fridge would not have fit into the spot where our present fridge is.
Veteran's spouse (H was in the Army for the first 17 years we were married) and I have a lot of strong opinions about #regional large appliances! When we bought our first condo in Maryland it was standard for washer/dryer sets and fridges to convey to new owners. The former owner of our place had a fridge but no washer/dryer, so we had to buy those and then leave them to our buyers when we got new orders 3 years later.
That move took us to Texas where fridges and washer/dryers do NOT typically convey. So we bought our first fridge and our second washer/dryer set. I freaking loved that washing machine and wish I still owned it, but I don't because after 9 years in that house we moved back to Maryland (the buyers of our house didn't want the w/d, but did keep the fridge) and had to get rid of it and the dryer because the house we were renting already had them. Then the dryer died six months later and our landlords had to get a new one anyway.
After that we moved to Georgia, and I have no idea what the "rules" were there because we stayed less than 18 months total before H retired. Our rental had everything. We then moved to Utah where I think the expectation is that only the fridge conveys because our house already had two (MIL apartment in the basement) but no washer/dryer when we moved in.
So in 20 years of marriage I've moved states four times and purchased one fridge but three washer/dryer sets, none of which were replaced because they were broken. I would really like my money back for at least one of those!
Been a completely mixed bag, but if it WAS included, it was in the contract, so not a given.
ETA: now I feel like I’m the odd one out in the STL crew, lol.
First small house I don’t remember but I’m guessing it came with/stayed with the house.
Second house was a flip, no fridge. Buyers said they didn’t want it, but they did ask if we’d be willing to leave our garage fridge.
Third house we were specifically asked if we wanted it because seller didn’t. We put the one from the other house in the basement (no attached garage).
In western WA state all the appliances stay with the house unless the seller says otherwise.
In my city in central WA state the washer and dryer do not come with the house, not even a rental (which is awful and really weird).
Most houses in WA state come with refrigerators. Our TH is western WA state did. H and I bought a new build and in WA state they never come with houses in that case (to my knowledge).

I’m in NJ and typically the fridge conveys here. Most major appliances do, though my sellers specified that they were leaving washer/dryer because those vary. In my area it’s common for the fridge to be part of the kitchen design, so it’s not easily moveable or replaceable due to sizing between cabinets and sometimes a panel front so it looks like the cabinets in that specific kitchen. That would likely be useless in your next kitchen and a major hassle to replace.
We’ve rented 9-10 apartments/houses in 4 states (NY, MA, NJ, and PA) and have never not had a fridge provided in the rentals either. I’ve actually never bought a fridge now that I think about it..

I’m in Ontario and have never bought/sold a house with appliances. I would say it’s definitely not common here, except for condos, where they’d likely be included.

Where I live, appliances are usually declared in the listing if they come with the house.
What's crazy to me is that in Europe (at least Germany and Poland), people take their whole kitchen (cabinets, sink, appliances, etc.) with them when they move. Or, if you build a new house, the kitchen is not installed as part of the build, you have to add the cabinets, sink, appliances separately. (This is what I learned from my coworkers in Germany and Poland.) That blew my mind.

Yes, Atlanta suburbs and all our houses came with a refrigerator. We have never bought one except the garage refrigerator we bought for $100 20 years ago that’s still running fine.
Yep this for Atlanta for me, too. I have bought one refrigerator when the original died.
I am in BC and appliances convey unless specified. We offered on several houses before we actually bought one so we got to see the details of various contracts. One specified that *a* fridge would convey, but not the one there. (They had a really nice fridge, so I assume they swapped it with a fridge from the new house they purchased.) Chest freezers are usually excluded, but our realtor said they typically get added as a bargaining chip.
I learned a lot about mirrors, curtains, and TVs that I didn't expect. Curtains and mirrors convey unless excluded. TVs do not convey, but if they are wall-mounted, the mount conveys.

Our first house did not, it was a flip and they didn't add anything that wasn't necessary for the CO. Our second house came with two fridges, one in the kitchen and one in the basement. We left the fridge when we sold our house.

When we bought our new build, it came with a fridge.
When we bought this house, a resale, it did not. The previous owners took it. And we took the fridge from our last house. We’re in Nevada. Our realtor said it was up to us and most people took their fridge so we wrote the contract that way.
