I visited one and it was nice. There are other people visiting also so I might not get it. I visited another one today and it was a shithole. It's $200/month and depressing as hell but I might have to take it. If I don't find something soon, I have no idea where I'll end up.

I wouldn't take the depressing place... keep looking. If you don't find something you can stay at a residence inn or another long term hotel / apartment type thing for a few weeks while you continue to look.
I live in a town of 50K with a lot of tiny little towns around it. It's a college town so a lot of the rooms for rent include leases until July or something. That might no be a problem but I would like to avoid that.

LOB, pls check out the local papers. You mentioned it's a college area. This is the perfect area where an older person would have a 2+family and doesn't advertise on the web but rather via local papers or For Rent signs out front. These tend to be lower rents, as well since the houses are paid off, typically. This is what I did during and after college as well as when I first moved into the city.
