Also, it's strange that most of the house is white and those two smaller bedrooms are crazy colorful. The one with the wood paneling looks like it would be a beast.

I suspect the colorful rooms are kids room. We are doing our whole house in some sort of beige/cream but letting our son decorate his room and he's asked for orange.
However, we did end up with the 1 story we prefer. I agree that 2 stories are sub-optimal. It didn't drop a house off the list for us, but certainly curbed our enthusiasm to the point of "Let us check ALL the 1-story possibilities before looking at it" But stuff is selling FAST here.
For the money, I think you've seen much better houses. The beautiful thing about our part of the country is that there are lots of lovely, recently built, currently styled homes to choose from at every price point; there's no reason to settle for a bad '90s relic like this. Every room needs paint (I can't tolerate white walls - I'm not a mental patient, thankyouverymuch); you either need to learn to love teal or come up with some solution for it; and I'd have to paint those kitchen cabinets (and that's a chore I still haven't recovered from from 2009 lol). If you love the floorplan and location, yes, they're easy fixes, but since you don't, keep looking.
And I'm not sure why you dislike 2 stories, but I do, too. I feel like the space I care about (the LR, DR, kitchen) is smaller and more cramped. I don't know that there's any truth to that, but I've never been in a 1 story where the LR felt cramped like it can in a 2 story. Maybe it's just the general way those floorplans are set up, but it's not for me. This LR looks tiny and seems to have a pretty poor layout and that's a deal breaker for me personally.
