I posted yesterday how I wasn't happy with our realtor, after talking with my husband we would like to find a new one. We are interested in 2 home she's shown us but that we found ourselves. If a month past and we find someone else and they show it to us would that be ok? I don't want to screw or current realtor over but I also don't want to work with her. Last week I sent her a listing of homes we'll like to see and she just responded with a date to go look at them. Can I see them with a new realtor or does it have to be her because I sent her the list.
It depends on what state you are in and how they define "procuring cause" if you don't have a contract with her. It's a small world and especially if you end up making an offer on a listing in her office, chances are she'll find out and could go after your new agent for part or all of the commission, even though new agent does all the work.
I think your best bet is to be honest and say, "Betty, thank you for your help up to this point, but we're going to be working with another agent from this point." And make the new agent aware of the situation from the get-go in case your state has differing rules about this kind of thing.
I live in Minnesota and was in a similar situation. No contract signed, and I wanted to move forward with a different realtor. The first realtor that we worked with (which was the one that answered our inquiry online)saw that an offer had been accepted on the house, assumed that it was us with our new realtor (it wasn't), and called him to rip him a new one.
