Thanks for the advice on getting the CMA! I have a realtor coming tomorrow. I'm going to tell her all the projects we think we need to do and make sure she agrees. I think she'll give us an idea of what we should list it at too.
I'm thinking of asking her what she thinks I should do with my blog if anything. Is that dumb?
Any other ideas of things to ask? I've never sold a house before.

Carry a notebook with your ideas for each room and how much you think it would cost you. As he/she does the walkthrough, I'd tell her what you're planning to do and ask what she thinks.
Some of our projects got blown off by the realtor and some got added ...
GL! I am curious about the blog advice, too. Part of me thinks you should hide it until your house is sold. but, then again maybe people would like to se the work...
Good luck! Ditto Mrsj, run your projects by her (and it doesn't hurt to get 2 or 3 CMAs). usually an agent knows what will/won't help your appraisal, what will/won't help market time, etc.
I am interested to hear what she thinks about your blog, too.

Thanks. I'm also going to ask if we need to 'stage' any rooms differently.
I have a whole spreadsheet of projects with estimates. There are 2 (front porch railing & front landscaping wall) I'm really hoping she doesn't think we should do.

I think I would either take down the blog or seriously delete stuff- like before and after pics only, everything else gone.
I am curious to see what the realtor says. When we listed our house, the basement was completely torn apart. She advised just leaving it. We fixed the whole thing and still sold for 20k under what she thought we should list at. We didn't end up using her, thankfully!
D you have a price in mind for what you think it should list for?
In my mind, the blog seems unlikely to draw new interest, but has the potential to reduce the interest of prospective buyers. I know if I were buying and found a blog on the house - I'd pour over it . In this case, I feel like more information may not benefit you as the seller.... so I'd take it down. I'm curious what the realtor says. And good luck!!

Update:
She said she doesn't think we should do 2 big projects (front porch railings & landscape wall). Yippee!
She said take down the blog. She said it won't help, only hurt. People don't want to see their potential house looking like a POS.
She really liked the house and liked our improvements. She is going to give us the formal CSA with listing estimate tomorrow. We got a little nervous about that because she commented how we bought at the top of the market and prices haven't rebounded. We didn't talk any specifics or numbers so I have no idea what she is thinking or what she thinks we want.
She did stress how much we need to unclutter which I am SO looking forward to!
