House 2 carpet is better quality. If we pick house 2 it would need no update just paint. The master bath is small and their is nothing that can be done to make it bigger. I would also change the tile over time. I feel the family room feel more crowed then house 1 and the kitchen is smaller. The closets are bigger. Older windows put big back yard. The house was on the marker 3/12 for $199, listing was remove 9/2012 then re-listed for $175. The selling agent is in the same office as my Realtor and told her that the seller did not accept one offer and if we offer not to make a low ball offer that they feel really firm on their price. The CMA our Realtor did shows no house has sold in that area for more than $159 and that house is worth $165 with the updates. If we offer it would be $160 and not a peny more.
House 1 would need new kitchen cabinets, counter tops and I would do an island. Master bath need to be completely gutted, there's a closet in the upstairs hall that can become part of the master bath which would give me a bigger bath then House 2. The roof is 2 month old, it has insulated windows, and A/C is about 2.5 years old. Backyard is small. The finishes are lower quality. Their is a canal on the side of the home. House was on the market in 3/2012 for $175 lower to $155. It was remove from the market on 8/2012 and put back on 1/26/2013 at $155. My Realtor came up with comps and thinks we should paid around $148-150.
I think you are not getting responses to your post b/c both links are the same. But that being said I was able to change the (2) in your link to (1) and was able to see house #1.
I don't like the living room in house # 2 (the one with the granite) but if you like it I think it is a better buy.
#1 has no curb appeal (looks like a former duplex), looks like the other houses around are not well cared for. I like the bigger rooms in #1 but unless you are can do the updates for $10k (which is not possible b/c the materials would cost you more than than that) then #2 is a better buy. Especially for resale.

I had the same problem with the links but changed them as vigurl suggested. I strongly prefer the house that has the 2421 address. Which house has the canal and what is that all about?
I like #2 better. I like the look of it on the outside better, and the yard is MUCH nicer/ bigger.
Inside - carpet wouldn't be a factor at all (as it can easily be replaced). Small master bath? Eh - how miuch time do you really spend in the bathroom? Our bathroom is TINY, and while I like the idea of a bigger bathroom, fact is that it works perfectly fine for us as is.
I also so NOT like the tile in #1 at all.
I feel like you're talking a $10 - $15k difference in price, but the cost to replace the kitchen and bathroom will probably be more than that (although you would be able to get exactly what you want!).

Sorry about the link. I really want a house where I can update to what I like. House 2 doesn't need any updates and it will be a waste to remodel.
Then maybe #1 is better for you. But two of the big things I don't like (and that really can't be changed) are outside. The small yard and I just think the house is unattractive. You could update the yard/ try to fix the curb appeal. But I just think it's an ugly house on the outside.

Whichever house we pick the floors are getting change to hardwood except the kitchen.
