I am looking at a fsbo house that I drove by today. We are working with a buyers agent, though, who is showing us houses listed on the MLS (this fsbo is not listed on the MLS, I don't know if that matters).
You tell your agent and they call the owner to set up a showing. If you like it enough to make an offer, then you ask the seller to pay your agent's commission in the offer paperwork. Most FSBO sellers are already aware and plan to pay any buyer's agent regardless.
Ideally you want your agent representing you but some FSBOs don't offer a buyer agent commission. Hopefully this one does. You should have your agent reach out to the owner of the house. If you reach out on your own your agent may not have procuring cause and the seller will have no reason to pay them 3%.

Most FSBO are prepared to pay a buyer's agent fee. I'd definitely make sure your REA goes with you to the showing, maybe have him/her call the owner before the showing to clarify.
