nt company (wtf - I HATE the stupid short titles here).
Back on December 19, 2012, I received a notice from our company.
"The renters have sent the following email. Please let me know if you'd like me to send a vendor out or if you have someone you'd like to use. Thanks! I suddenly am now experiencing a significant drop in water pressure out of the kitchen faucet. Needless to say, it makes washing dishes difficult. If you would, at your earliest convenience, send a plumber out to take a look I would appreciate it. I'm sure it is something simple, but I don't want to try to fix it for fear of making it worse. Thanks!"
I wrote back on the same day, "If you could send some one over for this instance, that'd be great. I have a guy I'd like to start using for future requests, but need to talk with him before hand.
Thanks!"
We get our notice of payment today February 6, 2013 and it's short by over $200.
Log in and look at the statement and it shows dated today 2/6/2013: "Removed and replaced kitchen faucet and water supply lines. $262.90"
I have received ZERO communication about the faucet since December.
My MIL hates her property management too. She just calls and bitches at them and the next time she needs to go through them to get something in one of her houses fixed, it goes smoothly.
None of this was approved by you was it? The property mangemnt company has some shitty communication skills.
The only thing approved by me was sending a guy out in December to see what was going on. That's it.
There is a long line of them doing things without telling us and me finding it on the statements when our payment is short. Every single time I call them out on it. And it happens again and again. It's only been 7 months and I have several examples.

We're under contract for the year.
We're thinking about trying to sell again, and if not - getting a new management company. My blood pressure can't handle another year of this incompetence.
What does your contract state with them? If they are not performing per the contract you could write them a letter alleging they have breached the contract and then let them know they are being replaced. If they try to fight you on it ask them to reimburse you.
You might be using the same one we are using. They evicted one of our tenants, we didn't know until they already fixed up the house and put the sign in the yard. They SWEAR they mailed me something. They regularly short our check for repairs and don't tell us. We always find out when we get the check. My blood pressure is very high.
