1. The carpet in the entire house needed replaced. It's 10 years old and it looks like they have a dog with incontinence.
2. There is a sink IN the master bedroom.
3. The basement is NOT finished -- no studs or drywall on the exterior walls, no floor trim and no ceiling -- our realtors were not pleased by that fact and are going to be telling that realtor they've got to change the listing to reflect that there is a 500 square feet unfinished basement.
4. The two bedrooms upstairs were TINY. No way to fit anything more than a twin sized bed and a small dresser in it.
5. The bathrooms had original fixtures.
I'm sad, but it's okay. Last night, I started having bad feelings about it -- either we'd love it and it'd sell on Sunday at their open house or that we'd hate it and.. we don't really like it. Which is sad because the location is perfect and the exterior was really nice, but there were too many cons to outweigh the pros (which was just location, exterior and the layout of the living areas being so open).
I'm not sure there is such a thing as "the perfect house" even though it can seem that way sometimes. But if the cons outweigh the pros then keep looking. The right house will come along...

Haha, yeah, no such thing as a "perfect" house unless you build it yourself, but it was looking to be perfect for us.
OH, and the basement was chopped in such a manner that it wouldn't have served the purpose we wanted it to. And they had so much air freshener going on down there that made me think the carpet and pad was soaked in dog urine.
most of these issues are fixable if you are willing to spend the time and $$$. 1 - carpet - replace with new carpet or other type flooring 2 - remove the sink 3 - basement can be finished 4-make 2 bedrooms into one?? 5-change out old fixtures
We have renovated 2 houses and this is doable if you want the location.

Yeah, doable. But not for anywhere close to their asking price of $135,000. The entire house needs new carpet (1,800 square feet = expensive), the sink isn't a sticking point (but it was awkward), the basement won't function like we need/want it to and making two bedrooms into 1 puts us back into square one (we NEED 3 bedrooms) and makes the house unsellable afterwards.
We have done some renovating, but all that above is more than I want to do to a house (hello, having a baby in 4 months!). There are others open and will open up. So I'm not willing to settle.

Not really. Even if you build it yourself it won't be perfect. The vast majority of people have to make a lot of compromises on finishes, layout, not finishing the basement, etc. because building a house always goes over budget even if there is a cushion. I know a lot of people who have build their own home and not one of them has gotten everything they wanted. I'm sure it can happen if you have an massive budget but in the real world even a custom built home is not perfect.
Honestly if the location and lot are what you are looking for and you can live with it until you can make some interior changes, I wouldn't discount it entirely.
Our house straight out of the 80s took me forever to see past it. However the yard is incredible and location is what we were looking for. We are slowly addressing the inside but I don't regret our purchase one bit.

Bedroom size is not changeable, though. I would have to rip out walls and make 2 bedrooms into one, making it a 2 bedroom house and we need 3 bedrooms. And 2 bedroom houses in this area don't sell well, so if we had to move again later on, it wouldn't work. I'm cool with a house needing updating (I should post pictures of what my house looked like when I bought it -- pepto pink walls, pink lace curtains, faux finish and wallpaper border on every wall) but this one was functionally not working.
