If you recall, we had an issue with our appraisal coming in far below contract price.
As it stands, we finally heard back from sellers agent that one of the neighboring homes (by the same builder/seller) is closing on Monday and will provide a much more accurate comp along with other comps used by the sellers agent when pricing the homes.
So this is good news! The appraiser has become much more cooperative and is willing to admit that his comps here not the best so come Monday he will use a newer set of comps that will much better represent the value of the home.
We are optimistic that the appraisal will come up a lot, if not to contract price than just under. We're still being cautious but hopefully it turns out to be fine.
