So we had the home inspection done last week and there are a few things we want to ask the sellers to fix, specifically two that I can think of before asking DH 'what else.' There was termite residue which we want a treatment done and then three of the window panes had a seal/gas leak so now part of it is foggy.. My agent asked us to write a letter to the sellers asking them to fix what we want fixed. I'm horrible at this! Anyone have anything creative I can go off of? I need to get him this today.

I don't think you need to be creative, just state the facts, i.e. "In accordance with Section ___ of the Contract, Buyer requests Seller fix a, b, c prior to closing."
He does, he came back with the jist of what we should write and he feels we should write something heartfelt about loving the house, etc. I do agree, but I'm horrible with writing emotion w/o sounding like a jack ass.
what? we sent a heartfelt letter with our best offer. but when it came time to negotiate post-inspection it was all business-like bullet point lists.
dear sellers, you represented that all appliances worked. the vent hood doesn't. make that happen. andplusalso, fix these 2 plumbing things and have the HVAC systems serviced and cleaned and you have to disclose the termite damage to the crapass shed to all future buyers, and did not in your disclosure here but we found the damage, so, um, you REALLY want to make us happy. love, the people who also want you to pay 75% of the closing costs
ETA: we are control freaks, so we wrote the bullet point lists. and also our realtor had terrible spelling and no grasp of how to use spellcheck. but he sent them. to the sellers' realtor.
That is really strange that your agent wants you to write a letter. Does he think any of your requests are too much and that is why he wants it heartfelt? Our inspection requests were just a bulleted list on an addendum.

Ok, he just wrote it for us basically. It's also my cousin who is our agent, lol. He just sent it to us and said tweak how you feel fit and send it back to me. I feel better now.
