We are ((supposed to be)) ONE week away from closing on our current house.
The buyers are first time homebuyers, going through FHA. FHA requirements = HUGE P.I.T.A!!!!!
We have our last hurdle to "jump" through. The termite inspection.
Quick info about our house: We live in FL. It's a 1925 old wood frame house. Yes, there have been termites before. We have contracts with Terminix for both subs and drywoods. Anytime we ever see evidence of drywoods trying to take up residence, we call immediately and have the problem taken care of. This is common in FL, especially with a wood frame house.
An inspection was done this past week (not Terminix, but the buyers' chosen termite inspector). He was unbelievably thorough. He stated in his report that there is NO EVIDENCE of current infestation. However, he did note that there were two areas that had previous "activity" (one area in our attic that I don't think anyone has EVER accessed until this guy!), and another area in our crawlspace below. Again, his report stated "No evidence of current termites."
Apparently this is not good enough for the FHA mortgage lender!? I am seriously BEYOND stressed about this. DH thinks I am overreacting. Maybe(?) but I am so ready to move on to the next chapter, that if this makes the sale fall apart, I will need to be put in a padded room!!
Anyway, the buyers lender is insisting on a second inspection (which is scheduled tomorrow with Terminix, who we have the contracts with). They stated that they need to see a "clear report."
I am FREAKING out. What if Terminix comes back and says the same thing? Or worse, what if they come back and say they did see current activity, and therefore treated it?? Is this going to stop the sale from going through?? If that happens, both us and the buyers are going to be devastated.
I tried to pin the realtor down to what EXACTLY does "clear report" mean, but he doesn't seem to know exactly either. When I asked him this same question (about what if there is live activity but they treat it) and whether it would impede the sale, his answer was "Well I HOPE not..." So really, we have no idea.
I could really use some good vibes that things work out. We are supposed to close on the 25th and then close on our new house on the 27th. I am so stressed right now.

OMG I understand completely. It is so hard when these things are out of our control. Makes me so crazy. I will be praying that your termite inspection comes out perfect and you can settle.
My husband and I just put in a contract to buy a mobile home and we are waiting in pins and needles to see if the seller will take our offer. Patience is NOT a virtue I posess these days.
