We just put our house on the market last Friday. So far we had a broker open house and 2 showings, we have another showing today. So far good feedback, minus that we have pets.
I was hoping you kind ladies would critique our listing photos...
I think my main critique is the photography, so it's good that there are new pictures. Everything is too close and dark and I don't think it's benefiting you with the ones on their now.
The second to last photo with the bright blue bedspread and the stuffed animals - I would declutter that. Maybe get an under bed storage box to shove it all in for listings?
I'm typically not one to nitpick color - in our market it wasn't something we could afford to be picky about - but the kitchen orange is BRIGHT and I think having the yellow and orange flowers on the counter are drawing more attention to that. I would actually put as much white in that room as you can - table cloths, flowers, etc - as a way to down play the orange.
Your basement/lower level is a bit cluttered with all of the sports stuff on the wall. I think as a buyer it would make it hard for me to envision it as anything other than a man cave.
Is your kitchen an eat-in? the photos do not give the buyer a clear view. If not, is that a bar behind the sink? I would put 2 stools there and set 2 place settings. Think a cute place to have breakfast.
Deck, throw down a bright and cheerful indoor/outdoor rug. Move your bistro set out into the open and set the table with bright color coordinating place-mats and tableware. Think relaxing evening cocktail on your wonderful deck.
Put some of the lower level furniture in storage it is eating up your square footage.

Where is the total square footage?
I see two fireplaces, two garages, year built, bathrooms... even sizes of individual rooms. But no total square footage. Since that was a prime search category for us looking for a house this would bother me, like you were trying to hide something.
Below, in individual size of rooms, dining room and living room are missing one of the #s.
I can't get any perspective on the layout. Like the pic with the desk - where is that? A loft? A separate office? Where are the stairs? In the entry or off the living room? I see your dining table, but I don't know if that area is by the kitchen or living room. Plus the focus there is on the table itself. You can kinda sorta see that the dining room opens onto the deck. That should be the focus, not the table! Also, in the pic of the backyard/deck, you can see your neighbor's deck clearly. I know you're in a town home, but you should take it at an angle that doesn't emphasize the lack of privacy.
I don't care at all that the kitchen is orange and you have sports shit in your basement. As a theoretical buyer, I'm more interested in how the space flows.
Cute home. I'd hang something on the orange kitchen wall - wait when I zoom in, it's actually a dining room wall to the left of sliders. The colors are similar so it actually looks like you'd be staring at a wall when at the kitchen sink. And I agree with pp - some of the mancave wall hangings overwhelm it for me. I know it's really about the space and flow, but my eyes are automatically drawn to those other items and when shopping online before going to the home, it really matters which places I'd actually go to.
SQ ft is super important - will your house even come up if someone searches that way on the main search screen?
Honestly, the pictures are horrible. Your house isn't horrible, but a lot of the pictures are slightly blurry at full screen. The shot in the basement where she was standing behind the pool table and got the cluttered looking stuff on the left is not doing you any favors.
The picture of the guest room? kids room? that is just a pic of a blurry bright blue bedspread just makes me see a be that isn't well made. It's not adding anything to your listing.
On this site can they do captions for each picture? That could be used to help explain the flow and options for the room "Nook at the top of the stairs could be play room or home office" as well as describing things like closets (if they are walk-ins, etc). No pic of master bath?
(just went and looked at other houses in your zip code and price range - their pics are blurred too so maybe it's the site. Yours are better than the other 3 in the zip and 200-220 range)
