I'd like to get bookshelves and a console for our great/living room. I'm not sure couches will happen much to every single freaking person that visits our house and says "I can't believe you don't have furniture in here yet!"
And, um, maybe a nursery. Depending on other things of course. Like a pregnancy.
Finish landscaping: tweak front beds learning from this year 's mistake, finish back beds and planters, irrigation in the back, move three or four tons of freaking rocks And plant some large shrubs on side of house
Do the family room: paint, built ins, fireplace, art etc
Once our damage is fixed, I'll be happy! End of Feb, fingers crossed. At that point, the master bedroom, office, living room and dining room will be totally done for now. All rooms will be painted and all of the light fixtures will be new.
Honestly, after that, I think there are a few things we'll do next year before moving on to bigger things in 2015: - curtains for the guest room - fixing up the landscaping (come spring) - installing a vapor barrier and new insulation in the crawl space
I hope to replace the furnace, washer and dryer and deal with the basement water issue in 2015.
ETA: We still need to buy a few items: kitchen pantry cupboard, dining room rug, possibly an element for our custom closet, and floor protectors for our office chairs, plus a new office chair for my husband.

The driveway, probably new asphalt. Cutting back some ugly yews to allow them to perhaps grow back to more normal looking shrubs. If they don't, well then we move to plan B of digging them up and replacing them with something better. Second bathroom remodel so the shower can be used (which is a precursor for the main bath remodel) it currently has a leak issue which was disclosed when we bought. so we never used it. smaller projects will include things like a new couch for the family room, a chair for the living room, hall paint and new light to replace the boob light. Oh, and I have some exterior windows to paint. I did the biggest of them this fall. but there are more that really need attention. i need a new area rug in the living room too, perhaps I will find the right one next year... the too small one that is in here now is annoying.
- replace house address numbers with ones that are larger and more attractive - purchase a large rug for the dining room - install a garbage disposal - install a french door between kitchen and DR (cats in kitchen while I'm cooking = me going insane) - replace curtains in pretty much every room - replace kitchen counters with butcherblock (probably won't happen but I can hope) - AND FOR THE LOVE OF PETE, FINALLY PAINT MY DANG KITCHEN!! It still has builder grade paint after 4 years!
- Finish priming and painting a bookcase. - Paint the new closet door that we installed in November. - Replace the other 14 or so doors in the house with solid doors, and paint them. - Continue with painting the trim white. - Replace the french door with a slider in the family room, and build the outdoor porch (pavers?) outside the door. - Replace interior flooring - probably family room, stairs, and bedrooms/upstairs hall.

Oh golly. Right now, this is on our upcoming projects list:
- redo downstairs bathroom - paint exterior, including porch roof, porch floor, back deck, siding (wood lap), shutters, doors, and victorian trim - remove carpet from stairs and do something with them - stain, poly, and install trim molding upstairs - paint master bedroom - install picture rail in parlors - build shed and move stuff out of dining room - landscaping/garden - paint parlors including ceiling - repaint kitchen
I think this is it. Boy, that's an intimidating list. Also on the potential-but-hope-to-avoid-this-year list is new roof.

Build a new house!
But in this rental we need to purge purge purge! Then organize. This must absolutely happen so we don't go crazy while building this new house.
I'm seriously considering trying to find a new rental. The layout of this one doesn't work for us at all and the thought of sharing a bedroom with DD2 for at least 9 more months makes me want to cry. We should probably suck it up though.
Empty last six bins from storage. What could be in those things! Buy a rug for the master bedroom Find a nice corner tv stand. It should not be this difficult. Finish renovating old round table in office. Set up office as an office instead of a dumping ground for all our unfinished projects...Finish some of those projects. -Paint/decorate upstairs bathroom(s)--really only one needs painting, I hope, but both need shower curtains/etc. -Install projector/surround sound and theater seating in the basement -Clean out the play room, which is currently full of all our decor items from our previous house. This means either finding a place for said decor items or putting them in a Goodwill/yardsale bin. This is slowly happening . -Window treatments for most of the windows -Area rugs in great room/living room/foyer -Chandelier in piano room -Occasional seating for piano room, office, and great room -Sand/paint patio furniture that we obtained for a steal on Craig's list. -Figure out how to do a photo wall on my curved staircase wall -Better organization of the MBR closet -Retaining wall to prevent the swingset area from eroding
Since it looks like our grading and new courtyard fence aren't going to be installed by Christmas, I guess that is number one project for 2014.
Get a landscape plan for the courtyard and the front. Start to implement it in 2014, (maybe have a driveway put in, plant something that isn't a tree and has some color)
Continue resurfacing walls/painting in bedrooms and main bath.
Install shelving in laundry area and closets.
Finish unpacking and enjoy our house/studio.
ETA: Hopefully empty the storage unit. We may have to put some sort of storage shed here though....I wish we had a garage.

And then maybe actually start the D have of all this R. But that'll probably be 2015 if I'm honest. New living room furniture, window treatments, furniture for the downstairs guest room, art... And then there's still the landscaping which is seriously lacking.
And eventually I kinda expect my oven to totally crap out on me. And I'm not replacing it in kind (it's not a full ized oven) so that will require that we tackle the kitchen.
It's a good thing I enjoy this shit. If only it didn't all cost money.

We took them off when we had our floors refinished (almost 3 years ago) and we've never replaced them. - new back patio - new storm door for the front - finish all the trim in the house - level the driveway

Thanks, we will. But it is too late, they already are ugly. They have growth on like the top 5-10 inches and the underneath is bare. A whole row of them in the front of the house. We pulled out 3-4 that were in bad spots but figured we would try to work with these ones a little longer. Also, they suck to dig up. Grateful that back when we had sewage issues the guy with the digger pulled out the ones along the side and back of the house while he was waiting for the inspector to come out so he could fill up the hole.

New tile around fireplace. Another planter bed out front. To be filled with herds and a peach tree. Stain fence. Lots of painting and decorating inside. It all needs a one over.
1. Finish up all the 'almost done' projects 2. Deck 3. New furnace (need natural gas hookup) 4. Add basement bathroom (so we can remodel upstairs bath in 2015).
There are LOTS of things I want to do, but realistically: -drapes in dining room and living room -create beds and lay sod in backyard (playset was installed last summer) -finish out unfinished space upstairs into a craft room -buy office furniture and finish the office space -paint front door and install new hardware -replace mullions in front picture window (they were broken when we bought the house. i tried living without them, but I like it better with). -finish the playroom
Do nothing to our rental and hopefully stay another year. We don't love living above a restaurant, but it is way cheaper than other places here and Gabe's DC is around the corner.
We'll move when he goes to K (into a good district).
