fall/winter cleanup gutter clean out 2X;s a year septic pumped well inspected winterize prep for equipment summer prep for equipment (lawnmower, weed whackers, tractors, atv..etc)
We tend to do these all ourselves though. There is always routine stuff to do around here especially to prep for the next season..

I'm surprised no one's mentioned filters. I change the hvac filter twice a year ane the whole-house water filter about 6times/year (monthly in the summer, less often the rest of the year).
Annual things include: Lawn prep. Chemicals etc Snow blower tune up Gutters Visual inspection of roof for loose shingles; careful inspection of attic for leaks spring & fall Furnace inspection Turn off irrigation system in the fall (I turn it on myself in the spring)
We suck. We don't do any of these. I think it is because we have mild winters? We live in California. We have had our Hvac serviced early, but haven't for summer yet.
You guys are scaring me. HVAC? We change the filter about every 6 months. Should we be doing something else?
We have a company take care of the weed/grub/fertilizer stuff for our lawn. Other than that, we just clean things up when they look dirty and fix things when they aren't working. Our house is only 3 years old so I think some of the stuff others listed doesn't apply yet (such as gutter cleaning, there are no tall trees in our neighborhood since it is all new so nothing other than rain and dust get into the gutters).

ditto this..we are in Nor Cal
50% of the prep is cause of winter..getting heat to the house is a 2 month chore a lone.
