I'd be PISSED. Your contract says one thing, and they screwed up not once but twice now. I'd tell them that since it is their MAJOR screw up, they are paying it, as you didn't authorize that scope of work. They are doing a terrible job. I'd talk to the highest person there & resolve it, as well as all future events, ASAP. After that, I'd seriously consider finding a new company. That's a terrible business model.

Our PM company pulled that shit. I now manage our rental myself. I think I paid for all repairs but they knew I was unhappy. It was always something with them.

We're considering cutting the contract short. We've spent over $4,000 in the last 2 months and only $1,500 of that was given to us in a written estimate beforehand. Arg.
Sounds like they have decided you will just pay bills they present without questioning them. Enforcing the contract will be trickier now, sadly. They are likely to push back.

That is insane! I would tell them you want out of the contract. If they try and make you pay their remaining fees, remind them they breeched the contract first.

We've been having issues with ours lately, too. The contractor they brought out to fix roof, paint, and deck after hail damage wanted to charge us 2x more than our insurance allowed and our ins. company was pretty generous. DH called around to a few companies and found 3 different highly recommended ones that would do it for what we received. We found out that the company they were going to work with was friends with someone in their office, so they got a nice letter about being advocates for our property. We'll be searching for a new PM company this summer.
If you think you are being charged over what it should normally cost, I'd do a couple calls to other vendors to see what they would charge.

We were out of town owners. I'm fairly confident they took advantage and pocketed some of the money. Seeing how common this is by these posts, it wouldn't surprise me if it was just s thing these companies do. Sheisty.
