I am just curious, why do you need a lawyer to buy/sell a house? I have bought two houses and sold one and never dealt directly with a lawyer. The title companies paid a lawyer to make sure there weren't any liens on the house, but the sellers and buyers never had a lawyer.

Umm...I have no idea? We have bought and sold and are now buying again, and each time our lawyer was involved. They're the ones who handle the downpayment, deed, everything. Did you deal directly with the title company? Because I don't know anything about that. Maybe it's a Canada vs US thing?
Yes, I have always dealt directly with a realtor and title company. I bet it is just different in Canada.

We bought in the US and used a lawyer. We had the option, but as first time homebuyers we didn't really know what we were doing. It ended up being a really good thing because we had some issues with the buyers and the lawyer was able to take care of everything vs. us having to handle it ourselves.
Usually the lender requires the lawyer; as the borrower you get stuck paying for that lawyer. For the lawyer to represent you and the lender is pocket change so it's really foolish to decline the representation. At least that's how it works in my state.
