We will be moving towards the end of summer. My husband will be gone the months leading up to that. We will have no communication so I will be left to my own with house hunting.
Rental places go very very fast (no base housing) and to get a place for our move time, I will need to find something while he is gone.
Is there a special power of attorney that will allow me to do this? Or are we kinda screwed?
Real estate power of attorney. I bought a house with one so you shouldn't have any trouble signing a lease with one. It allows you to initial on your husband's behalf on all legal real estate transactions . Go to JAG for that specific POA.

My guess is that if you rented in a by-owner situation they might be pretty generous about using a general POA. If you are using a realtor or PM company they might be a stickler for specific. I'd just get the specific to cover your bases . I definitely needed it to buy, but to rent I could see it being dependent on who is doing the approval.
We will definitely go to the jag next week sometime and get a specific POA. we had one when we bought our house because he was at a school for our closing but I didn't know if there was one to rent. I know the jags office will be able to answer questions so hopefully we can figure it out.

I don't have much to add besides don't be like me. If your husband is going to be gone for a while (anywhere near a year) watch the expiration date on your POA documents. All mine are about to expire and I only just realized when I started looking for properties to rent. I want out of the apartment I'm currently in before the rent switches to month to month along with a 25% price increase.
My husband was slightly extended on homecoming as well so the time that I thought we'd be able to spend searching for a place and signing together, in person, no longer exists unless we pay a jacked up rent for our apartment. So hopefully the house I just found and really like, I can get into an agreement quickly with one of the POAs I have or wait a few days for new ones to arrive. I realized my special only had language for getting into military housing. It was silent on civilian leases. WHoops!
