Yeah I don't know all of the rules. I know they have to give us at least 30 days notice to leave but I don't know if they have to let us know they are listing the house.
I know, the realtor asked if he could come take pics of the inside and I seriously contemplated messing everything up, lol. They are also asking WAY WAY too much for the house so I think it will take awhile to sell. At this point I just want to find something else asap. There are literally NO rentals in the area right now. Sucky side of small town living.
Where I am the rule is you need to keep the house clean. But it doesn't define clean. They also need to give you 23 hours notice for a showing and the buyers have to honour your lease.
So it might be worth a check or call to whoever does Regis where you are.

Is it possible they will sell it with the intention of it remaining a rental/income property? I know I have seen listings where they specify there is a long-term tenant paying X/month as a feature.

No, it should be in your lease about placing the house up for sale and your notification. Check your lease. It is in a standard lease so it should be there.
I am so sorry : ( That is so fucked up. As a landlord I couldn't imagine doing that to my tenant and still refuse to take their phone calls.

Your state tenant law will trump an individual lease. Look up your rights - in my state the new owner must honor the terms of the original lease, including terms of expiration. They wouldn't be able to just sell and kick you out.
ETA - just read your 1st post. Also in my state, once your annual lease expires and you don't sign another one, it rolls to month-to-month. So you might be out of luck.

California law requires Landlords to give a minimum 60 day notice if you've lived in the house for more than one year (which you said you had). YOU can turn around and give them a 30 day notice if you find somewhere else to move sooner than the 60 days. There are a few rare loop holes to this rule but you should be fine.

Yeah we have been here for 4 years. I figured we would have at least 30 days, 60 is cool. I kind of just want to get out rather than deal with prospective buyers, Realtors, etc. It's just such a pain. When we first rented it the landlord was happy to have long term renters and said he wasn't planning on selling it at all. Oh well.
