Yes, I second guessed myself while planning my wedding all the time. Make a list but at the end of the day know that nothing is ever perfect in life and try to find the one that fits best.
I loved our venue, and I was still so nervous on the day we went to sign the contract. My SIL (who had come with us) looked at me and asked if I was going to be OK, she though I was going to vomit. It was a lot of money and it was 6 months to the day we got married.
I just saw the edit and love both of those locations (I'm in your area, so I actually do know these places). Anyway, I can't vote because I think this really depends on what type of wedding you want.
I think both places are fabulous and it's all about what you want your wedding day to feel like.

They are both great venues - but totally opposite in personality and style.
are you laid back, casual, free flowing - in that case go with the flower farm.
are you more formal, obey all the rules, everything needs to be perfect? - then go with the theatre.
What do you envision when you look at your day? What level of formal are you going for? what type of event is it going to be - all those will lead you toward your venue. OR - your venue will help make the rest of the decisions. just don't pick one that isn't really "you and DH"

I agree with the poster about the personality/styles...I voted theater but that's b/c I'm not really into rustic/country style. I think it comes down to which one speaks to you & your FI styles more.
I am not being mean, but don't stress about this. In the long scheme of things, it is no big deal. Even a year later, where your venue was won't make any difference on your marriage.
I know- I have a hard time remembering that. I just am kind of an obsessive/anxious person, so I get all worked up about things like this. We've been leaning towards the flower farm since it has more of a relaxed feel, and will probably hire a day of coordinator so I won't be stressing about little things.

They are both beautiful, and whichever you decide will be the right one. Don't have any regrets. The flower farm is more "me", so I voted for that. But I don't know you or what you are like. I thought the theater was great too.
The flower farm is prettier and has more personality IMO, but would be a nightmare for any guests or attendants with allergies. The theater is cool, but I feel like you'd need to do a lot to really make it memorable.

I'm sorry, I'm too lazy to follow up the links, but just make sure you have a good rain plan for the flower farm. I had looked at entirely outdoor venues (arboretums, sculpture gardens), and in the end I paid a hefty sum more for a place that was pretty inside as well as outside. I am so glad we did...it POURED on our wedding day. Even if it's a small chance (and trust me, I looked up the weather on that date for YEARS back and nothing more than a few sprinkles) if you have to go to a backup plan you want it to be one you won't look back on and hate. If the farm has indoor space, well never mind.
Like someone else said, it depends on what you are going for. The flower farm is beautiful--but is it going to make you feel like you have to go completely country for all your decor?
The theater is pretty too, but the area you get married in looks really plain. I think I liked the picture they took before/after the wedding.
Try looking for more weddings at those venues. Sometimes you don't fall in love with the location, you fall in love with their decorations (which you won't have).

This is exactly what I thought when I looked at the pics. Beautiful, but I would be sneezing the entire time, and my eyes would be bloodshot and puffy. NOT PRETTY.
However, I am a singer and an amateur actress in musical theater, so I would totally go for the theater as a venue.
