I really do not like the slide situation at Beach Club. I don't want to accompany my kid outside the gates to go down the big slide 50 million times but would want him to be 6-7 before I would feel comfortable letting him run the laps without close supervision.
Ditto ilikedonuts, if you plan to have your parents watch the kids while you enjoy DHS and HS, I wouldn't consider Bay Lake.
If you're planning lots of resort time and really think you'd use the pool a lot, then I'd do beachclub.
But my kids are 5 & 7 now, and for me they're still too little for me to relax with them in the large Beach club pool. I'm more relaxed keeping an eye on them at Boardwalk, since the pool's more compact. And since I like to hoard points, I'd keep the Boardwalk reservation.
You probably shouldn't listen to me because I haven't been to either place, but I would stay at Boardwalk. It always looked appealing to me, plus it's cheaper. And if you have free babysitting than you can really take advantage of all the bars there which look really fun.
We loved beach club. We just went earlier this month and found the pool insanely relaxing. DD loved it there and is 5. Funny how everyone has different experiences!

Beach club. It has the best pool and the villas are within crawling distance of EPCOT so you have a shorter walk when you head back to your room at night.
Boardwalk had a huge issue with soundproofing in the villas so unless they have fixed the problem be prepared to hear your neighbors do everything.
The beach club is our a absolute favorite. The pool is so great. I think your oldest would still be too young for the big slide anyway. The little slide is great and rarely crowded. The sand area is just so fun & relaxing.
We are huge Epcot people, so the location is super appealing to us. The boardwalk is great, too. I'd have no issues staying there.
When staying at boardwalk area resorts we often take the monorail home from the MK. The kids fall asleep & we meander through the MK, both monorails & get a drink in Epcot as we walk back. All while they snooze away.
How much will you use the pool? If a lot, I think its worth the extra points if you can get Beach Club.
Well we SAID we would use a ton on our last trip and barely did. I imagine the girls will go with my parents.
I forgot that the girls have a membership to Kings Island which has a decent water park that they go to multiple times in the summer... It has a giant lazy river, wave pool, water slides, etc. Sooooo... Maybe we stay Boardwalk
