He's understanding because he knows he legally fucked up and is grateful you're not reporting him. I'm glad you got it all worked out, but damn, girl, if anything you're being way too nice/doormat about this. Don't feel guilty.

Ha, that's probably why he was so nice. He gets to keep your money and he doesn't get reported to the state for breaking rental and safety codes! It is a great day for him.
I just can't believe it. I can't believe that you rented a house without a lease. I can't believe you would live in a mold covered house for 3 months without a care. I can't believe that you "let" him keep your deposit.
I think you exaggerate things for attention if not all out lying.
How about you say, "My lawyer has counseled me about my rights and I would like my deposit back". Considering he didn't have you sign a lease because he wanted to be able to easily evict you, I'm thinking he doesn't like dealing with lawyers and will gladly give you your deposit back. Also, for your protection you should always have a lease. This is not negotiable. This situation could have actually turned out 100000x worse.
Do you even have any proof that you gave a deposit? Every single aspect about this just screams to me that you did a cash deposit with no paper trail, therefore no proof that you even have a deposit to get back.
