Going to see that house today! We're trying to figure out how people buy a house before selling their current? I think if we want to make an offer we're going to get a HELOC in order, then get mortgage preapproval and go that route. We have plenty of equity in our current home to cover the deposit. Just thinking about all the hoops makes me anxious though.
fusion I don't know much about it but I asked my H this before because we talk about selling/moving sometimes and he said that it's common to buy a house with a contingent clause (basically you are saying, I'll buy as long as my house sells) and that's why things often are in pending for a while.
It will probably depend on the market / your current house too.. like if they feel confident your house will sell quickly they'll accept the offer but if your house is one that appears risky in terms of moving it quickly they may not ..
House buying/selling is so stressful. When we were house hunting, the market was so hot that many houses were going within a few days. We ended up buying the new house, moving, then MH did work on the old house and then we put it on the market. While this was easier for showings and keeping it clean, we were paying 2 mortgages for 6mos (as the old house did not go quickly, however it was put on the market Jan 1st and it is not a great time to move in MN!)

Our current home is much closer to Austin than the one we're looking at, in the price range most people are going for, and with top rated schools (the one were looking at is more rural/crappy schools, but kids will be in the charter school so it doesn't matter) Plus our current lot is twice the size as most in this area. The Austin market is cooling, but it's cooling way more for the price point and area we're looking at than for our house. Amd cooling means selling in a week and not bidding war on open house. Soooo, we'll see. It would be nice to be able to move first though and then put the house on the market because of all the kids, dog, chickens. . And Im leaving in 2 weeks for the whole summer.
Good luck with the house fusion ! When we moved, we needed our house earnings to afford the down payment on our next house, so we had to close on our sold house first and the bought one later. If you don't need that, then you can arrange closings whenever you want and even put a not contingent offer on the sale of your house. If you need the profits of the sale to buy, you'll more than likely have to put a contingent offer (here they aren't usually accepted but it's a hot market) and close on your house now first.
My dad and his girlfriend are in London right now with one of my nephews. (He's taking every grandchild on their "dream trip" while he's still young enough to handle the travel) If that's not sweet enough, he just called me to ask what size Andrew is wearing right now. They're at a science museum and apparently the gift shop has an AMAZING kid's spacesuit. Andrew is all about outer space right now, and was sad that he didn't have a REAL space suit. (I guess his cheap kid's costume isn't good enough) So my dad is buying this very expensive, very realistic space suit from across the pond for Andrew. He's such a nice man.
Tired. How do people find energy to workout when tired? Ugh. I'll have to force myself at some point. It's also already 25 mph winds out so getting my steps in is going to be a real big pain in the ass.
H owes me. He's oot mon-wed, then going on a guys trip fri-sun. Ugh. Longest week ever.
It SUCKS, but I know that if I don't get my steps in before 7:10, when Andrew wakes up, it's VERY unlikely that I'll get them in. I have a treadmill, though. I have no idea how I could do it otherwise.

I recently read somewhere that accepting that your workout is going to suck makes it easier to do, lol. Like "I know this will suck but I'm just going to get it over with." I try to workout the first thing I do when I wake up because otherwise it's harder to motivate.

Going to a ladies luncheon with a fabulous group of PreK moms for our last hurrah before they move on to K. 10 cent margarita time and uber pair well together.
We have a consultation with the surgeon today to see if they want C to have surgery for his hernia. As much as I don't want him to have surgery, I would rather it be corrected than have to medicate him forever.

We did what some people would frown upon, but to me the risk of it hurting us was low. We took a loan from our 401K, and paid it back after closing.
*It made the moving process less stressful for me, not having to worry about losing all my liquidity, and not having to time things perfectly for the two closings.

That's how I've been lately and it does help! Like just get through this 30 min. Lol. Luckily my H texted that he's coming home early today HOORAY! So I will shove the children at him, lock them in our bedroom and workout.
That's impressive you're done that early muppetinma ! I do have a small step machine but I hate it so I try to avoid using it.
If I don't get it done by then, it doesn't happen. It also motivates me because if I want more sleep, I know I'll have to run. If I get up earlier, I can walk or jog to get my steps in. I watch Netflix and zone out.

all 6 of our chickens are laying now, so much fun. If we move we're going to probably triple our flock! I want all the colors of eggs. Not my picture, right now we have just the middle 2 colors.

This heat wave is crazy! I really wish our pools or splash pads were open.
My little sister got engaged this past weekend...the last one in our family! They are hoping to get married Dec 30th. I'm hoping hotels are not too expensive that weekend.
Last night at dinner Matilda ate an entire strip steak. Not a small one I'm talking like a 12-14 oz steak 😳 She just kept asking for more and William wouldn't eat any so she ate the whole thing
I was seeing a diabetic patient today after a toe amputation and was asking about his neuropathy symptoms. I was concerned about/asking about the neuropathy in his feet but he chose to tell me how it affected his penis! Even shared that he had to give up sex a few years ago because 'no medicines help with that!' Ummm, tmi my friend!
H is sick. He had a 102 fever after nap, so no swimming lessons for him tonight. He's acting relatively normal though so my dad is coming over with his ear checker thing to make sure it's not an ear infection. I feel like he'd feel way worse if it was a virus but who knows.

Cookies are done! Although now I think I may need to make a few "allergy friendly" ones because I don't want those kids to be left out (i automatically do everything nut free but now at least 3 kids have dairy or egg allergy)
