Toronto Hotel Help

H wants to go to Toronto on his birthday (so, we are sort of locked into that date.)  He wants to stay at or close to Eaton Centre.  We have previously stayed in another neighborhood at the Hazelton, which I loved but he was uncomfortable because it was too "fancy" for him (neighborhood and hotel.)

So, I'm looking at hotels and prices are reasonable if I wanted to stay this weekend, but if I want to stay Aug 4th, the prices skyrocket to $450.  Is there something going on?  Have any suggestions for hotels near Eaton Centre?  I tried the Toronto Marriott Downtown Eaton Centre, because it seemed to fit the bill the best but after becoming a Marriott rewards member, speaking to a rep and even looking at the government rate, the lowest price they could give me was $416.  We sometimes qualify for government rate in Canada and sometimes not as H works for the US government, sort of. City firefighter and instructor for Homeland Security.
