In the exclusive buyer brokerage agreement there is something called the protection period and commission. It mentions that this period goes for an additional 30 days after the term of my agreement ends. So does that mean if I saw a particular house with an agent, who is no longer my agent (agreement expired), I cannot make an offer on it without paying the commission to my previous agent? I hope this makes sense.
Anyways, when I asked my current agent they said the only issue would be is if I closed within 30 days but I wouldn't be able to since that's in 3 weeks and I haven't even submitted an offer on this particular house.

Without seeing the verbiage proper, I can't say. Contracts are sticky enough that, if I were your current agent, I'd run it by my brokerage's attorney before I made any sort of judgment call.
