Is there some type of insurance coverage available to cover for damages that a tenant might cause?
We are toying with the idea of renting out our primary house for a few years, but we recently renovated it and are concerned about what happens if it gets damaged by a tenant.
I don’t know if this is a possibility for you, but we are going overseas for two years, starting in July. We have a family member staying at our house. In our case, it’s my SIL and she is an architect and she and her DH are extremely handy. She will be living rent free because they are going to do some major renovations for us while we are gone. If you could do a reduced rent to entice a family member, it might be worth it.
So anyway, if you have a friend or family member rent your place, that changes things. We keep our normal homeowners policy as well as the existing umbrella policy. We are taking most of our furnishings, but we are leaving behind maybe 30% of our belongings (tools, DH’s workshop, family antiques that won’t travel well, etc.). Since we still have our own possessions in the house, it is not looked at as non-owner occupied. Our policy covers everything it normally would. My SIL still has to get a small renters policy that covers just her personal possessions, I think it ends up being about $120 a year.
Do you have a trusted friend who could live there at a reduced rate in exchange for keeping the place up while you are gone?
