I can't help with any details but it is possible to invest ethically. I also don't have a lot but I am choosing what stocks to buy along with my adviser on certain principles - so I don't buy any stocks related to arms, oil or gambling as a starting place. I bought stocks in a wind farm recently. Just a few ideas.

I'm in the LCOL Midwest so 30k would buy half of a 2br college rental house where I work, but it could also be a down payment on some other types of housing units -- particularly if you are willing to buy out of your area and have a property manager. A great starter resource -- and just amazing money blog/podcast -- is Afford Anything with Paula Pant. She has heaps of free info on getting started in real estate investing and listening/reading might spark other investment ideas of you are not wanting to be a landlord.
