I understand there are fees to file with the county, appraisal, and title insurance, but are people seeing application fees+commitment fees or lender adjustments? Have you had success getting them taken off?
I shop around for origination fees like I do rates. Also, I never use the lender’s preferred title company; there is a local title company who charges about 1/2. Also, if you’re refinancing, make sure your title insurance is written as a “re-write” (if your previous title work was done less than 10 years ago) which can save you about 50% on titleninsurance.

Our lender waived the appraisal, hopefully that's an option for you. And agree to ask to use a different title company or escrow company, their fees can really vary.
