Sorry for the long wait y'all, my addition has largely been done for a few weeks, I've been doing some of the finishing work. I still haven't finished painting the bathroom molding, but it's pretty close to done, enough to share pics
Project overview: Spent ~$107K including architect & permit fees. We add a 8x22 ft addition (mudroom & bath, second floor master closet is 8 x 12). We bumped our garage out 8 ft so we sill have a full garage. We also added a flagstone patio off the back, and redid the basement bath (moved all the plumbing in anticipation of a future master bathroom change). The contractor also fixed our porch door, which hasn't worked right for 5+ yrs b/c the screened porch contractor installed into the masonry w/NO FRAMING ($%!)#(&$~(@$!). I think we got a lot for our money - I did a lot of the planning w/our GC, definitely saved by being involved and on site daily. This addition sets up our next 2 projects, we moved the plumbing to redo our master bath, and then we'll do our kitchen and get rid of our center powder room on the first floor.

New patio - wet from this morning (also view of the addition where the french doors are). I worked on using stucco to make the brick match, I need to apply some paint this spring to make the match better). I'm thinking of adding shutters to the top part, not sure....
The new mudroom (I stained the solid oak shelves & bench and designed the bench w/my contractor). Cabinets are from Cabinet discounters, lights from Shades of Light, porcelain slate look tile from Best Tile, walls are BM Guilford Green, hardware is home depot.
I still need to paint all the doors...(contractor would have but I'm persnickety about finishing work and I figured it saves money)
New mudroom bathroom (that brick is the back of our fireplace): Color is BM Fog Mist. I still need to paint the window & door trim Lights and mirror are from wayfair, windows are Marvin. Vanity is home depot. Vanity faucet is Moen, shower is Moen artifacts, white picket tile is from Floor & Decor (penny insert home depot). It's a small space but I think we used every inch effectively (we changed to a swinging door from pocket).
can't quite take a pic of the whole space, but you get the idea (I need to build shelves behind the door and figure out where to put the hand towel). I also need to order a shade.
Master closet interior: Marvin windows, center fixture is from Bellacor, Pink on ceiling is Behr (can't remember name...), 4 recessed lights are LED. I need to buy roman shades and some more storage (likely an ottoman, dresser to replace the high boy).
Basement bathroom bonus - was not originally in scope but we decided to move plumbing for our future master bath, so we ran a new plumbing stack 2 floors - so they redid the horrid basement bathroom too: Before: (toilet right when you walk in an unusable tiny shower w/weird step up to accommodate plumbing).
After: we saved money by using a vanity w/faucet & sink from ReStore (just changed hardware, from Lowes). Contractor jackhammered and moved plumbing for the toilet and shower. I was a little more whimsical since this is the basement and we did it on the fly. Tile is from Floor & Decor, I did brass schluter edging, shower head from Delta, and enclosure is Dreamline. Green & white tile is from Ivy Hill, Home Depot. Wall color is Weathered White from Behr.
Looks amazing! The new brick matches really well. You really did get a lot for your money- I would have expected all that work to cost quite a bit more!
This is all exactly the sort of use-it-everyday space that just makes life EASIER that I would love to have. It looks lovely, but I have to say it makes me reconsider renovating our house. We would never be able to fit some of these functions.

it’s so tough and we really debated where to put our money now. We were supposed to do the master bath in March but that got shut down bc of covid. This took some convincing on dh’s part, but the architect was helpful and it was his idea to add the master closet. That solved a lot of problems since we had 1 tiny closet.I wanted these functional spaces more than the master bath redo. Having a door to the backyard is so nice. And since we got better eaves storage, our garage is better organized and we can get 2 cars in there. I still have a janky harvest gold master bath with a shallow tub but I’m happy. The master bath and kitchen (and adjacent spaces) will likely cost another $100k.
Doing this in steps is tough, but it works for us and our Hcol area. Moving just isn’t an option around here. . We also added the mudroom shower in case we ever need to care for my mom (and if she can’t handle stairs). I’m glad we have it since my dad passed - it feels less like a remote possibility now.
That is a phenomenal amount of work for your budget. You did a really excellent job. Everything looks fantastic and I love the whimsy in the basement bath. It’s fun.
