DH and I just put a deposit down on a new vacation rental home in Florida! It's a 8 bedroom 6 bath home. This is our direct competition. It's the same development and floor plan. Like this home, we will remove a wall and make one large themed kids room. The room will be 12' x 22' with the goal of having 2 sets of full size bunks. I'm stuck on figuring out what theme to do. Popular themes are Star Wars, Frozen and Harry Potter. I have 2 boys and would like it to be a bright, gender neutral room. First floor will be a Margaritaville theme. The garage arcade will be Super Nintendo World. Anyone have ideas? My current ideas are Spongebob, Monsters Inc, How to Train a Dragon. Also, if anyone has any ideas of things they look for in a vacation home, I'd love to hear them! Game console room? Theater room?
That’s bonkers! I’ve never seen anything like that for kids. And the arcade? Looks awesome! Congrats!
Just curious, why would you do one big room vs. two smaller kid rooms, both with bunks? Just my own POV, but I’ve done rental houses with an extra bedroom so our boys could have different rooms. They sleep terribly together, especially on vacation in a new place.
I like Monsters Inc. Or maybe Nemo continuing the beach’s Margaritaville theme.

As far as the heavily themed room goes I like the idea in theory, but I don’t love it in practice. I’ll never forget staying in Kissimmee on my first WDW trip at age 16 and having to climb up into a Pirates of the Caribbean themed upper bunk and having to fight to get over all the stupid rope they had strung about. I was way too big. My brother and I were over it but my 9yo sister was in heaven. And I slept on tiny bunks on ships for months at a time at that point. So this shouldn’t have been as awkward as it actually was.
If you want neutral, Nemo is definitely a winner. I might also suggest keeping two separate rooms and having one be older than the other. Or having double bunks up top if you can on one bed in case you get a super tall kid stuck in there.
Looks like it will be a super fun project! Personally I prefer ping pong over pool, and think a theatre room could be fun. The arcade looks awesome but I’m imagining it is $$$.
I agree with keeping the rooms separated so I'm now leaning towards that at the moment. Heavily themed sells but I'll definitely make sure that the beds are easy to access and comfortable. We have 8 bedrooms. 4 king bedrooms then I'm thinking:
Heavily themed Nemo - young kids with full/full bunk Heavily themed Monster's Inc. - young kids with full/full bunk Lightly themed How to Train Your Dragon - teen room Lightly themed Star Wars - teen room gray with pink accents

I would do Star Wars, mostly because it's pretty widely popular and there's such a variety of stuff available that you can go as sophisticated or juvenile as you want. Ruggable has some pretty cool Star Wars rugs that you have to look close to even realize are themed.
Another option you didn't mention is Marvel superhero theme -- I think that would go over well. My son has a Marvel sleeping bag from Pottery Barn that is retro and so cute...he's had it for ages so not sure if they still make it as a comforter or whatever but that would be cute and maybe a bit more popular with kids today across ages and genders than Star Wars. My friends have teenage girls and they and their friends are SUPER into Marvel thanks to all the cute actors and, I suspect, fanfiction, lol.

Star Wars is definitely in the running. With the Star Wars hotel opening, people are going to be looking for more affordable places to stay. We are looking at 10k/room that we heavily theme and I think we could do a lot of cool lighting with Star Wars that would appeal to non-Star Wars fans. I also like that it lends itself to so many generations and that the base color of gray is so neutral. Thanks for the tip about Marvel and teen girls. I never would have guessed.

I talked to the theming lady today. I think we're going to do 2 rooms in an underwater ship theme. One room will be the front and the other will be the back and they will connect through the closet space. So separate rooms but feel connected. Nemo and Friends will be swimming by.
Another room will be a Harry Potter with desks and twin bunks. My kids will need a space to do homework and I imagine guests will also have kids with homework to complete. There will be a bookcase that opens to slide which takes you to the arcade!
Wow...I bet kids have an amazing time in those rooms. I am local but if I were on vacation I would really like having the arcades and maybe a movie room during the summer thunderstorms. Congrats on the house!

When will it be ready to rent it sounds awesome.
Crossing my fingers that we're ready for renters by year end! The clubhouse is scheduled to be completed in August/Sept and it looks AMAZING! And since the development is only in phase 1, the clubhouse should be fairly quiet.
