DH and I just put a deposit down on a new vacation rental home in Florida! It's a 8 bedroom 6 bath home. This is our direct competition. It's the same development and floor plan. Like this home, we will remove a wall and make one large themed kids room. The room will be 12' x 22' with the goal of having 2 sets of full size bunks. I'm stuck on figuring out what theme to do. Popular themes are Star Wars, Frozen and Harry Potter. I have 2 boys and would like it to be a bright, gender neutral room. First floor will be a Margaritaville theme. The garage arcade will be Super Nintendo World. Anyone have ideas? My current ideas are Spongebob, Monsters Inc, How to Train a Dragon. Also, if anyone has any ideas of things they look for in a vacation home, I'd love to hear them! Game console room? Theater room?
I’ve spent hours on vrbo lately looking at vacation home to rent for our next trip. I’ve got three kids and we would be traveling with some extended family. I’m interested in the ones that have fun themes (HP, frozen), a fence around the pool so we can eat outside and not have to worry about the baby falling into the pool. So many don’t have fences! A crib is awesome. I’ve seen a few that have a crib in the master bedroom. Game room, large dining room tables (immediately crossing out ones that only table is counter height, not good with kids). Hardwood over carpet is great. Good luck!

Great info! We toured the home above and the fence is stored in the outdoor closet so I'd definitely ask the host/property manager before ruling a house out. I'm converting one of the Owner's closets into a home office and could definitely stick a crib in the other closet. Who needs that much closet space on vacation? I could also make sure the Owner's Suite has a chair that rocks. If your coming in the next couple years, I highly recommend Windsor Island Resort anytime after Sept 2021 as that's when the clubhouse should be open. It will be huge and empty as only a third of the development is complete.
If there’s any way to add bushes or trees along the perimeter of the pool, even some larger potted plants inside the screened in area- just something for a bit of privacy.
My kids would LOVE the slide from the competition’s photo.
Any of the theme ideas are good. Frozen will not be perceived as gender neutral. Stuff like HP or Star Wars people are either going to love or hate. I might consider doing something less particular, like enchanted forest (gnomes, fairies, wizards), dragons, jungle or regular forest creatures. But you probably can’t go wrong with any of the ones you suggested. I saw a friend who visited a retro/80s themed place that looked awesome - 80s video games, nostalgic toys, etc.

Thanks for this! I'm going to look at getting some sort of privacy screens on the side or a retractable screen if I can't find anything that allows wind through. I love the plants idea but I'm not sure what the HOA will allow on the outside and I don't want to lose any of the valuable deck space inside the screen.
ETA: Looking at it again, I absolutely think I can put some sort of faux potted tall plants on the sides to provide privacy without sacrificing anything. It'd look elegant too. Thanks!!
I talked to the theming lady today. I think we're going to do 2 rooms in an underwater ship theme. One room will be the front and the other will be the back and they will connect through the closet space. So separate rooms but feel connected. Nemo and Friends will be swimming by.
Another room will be a Harry Potter with desks and twin bunks. My kids will need a space to do homework and I imagine guests will also have kids with homework to complete. There will be a bookcase that opens to slide which takes you to the arcade!
Still waiting to close! Original date was 10/20 but we're probably looking at mid December. Renovations will take about 10 weeks but we should be ready to rent in time for the Spring break rush. I've ordered all the furniture so at least that is out of the way. I started a FB Page and Instagram if anyone wants to follow along! Lelani Luxury at Windsor Island Resort and @lelaniluxury

Awesome! Are you still planning on a Harry Potter room? We will have to put the house on our short list. Any idea what platform it will be rented on?

I'm torn on theming still! I'm actually leaning towards a "Florida" theme for the whole house. Modern coastal is the vibe.
