Our main bathroom needs to get remodeled soon. It's vintage 1957 and our four kids have given it a real run for its money. I think we have enough money to redo the bathroom now if we don't change the layout. I'm trying to figure out if we should limp along a bit longer to save up more money to do a bigger overhaul and move plumbing around, or if rearranging things isn't really worth the additional cost and we should just do the project now. It's crowded and there are not rooms or space on either side that we can bump into to expand the size. I'm not sure that there is another layout that would make things substantially better. Here is the current layout. Any thoughts? Suggestions?
Relevant facts: For future resale purposes, I think we need to keep a tub in this bathroom and not shrink it to just a shower.
Agree. That's a pretty compact/standard layout, so I don't think you'd get much out of rearranging.
You could do a double vanity in the 48in space, but that might cut down on some needed counter surface area. I'd make sure the vanity has good storage and maybe have some shelves above the toilet.
What is on the other side of the wall above the tub/behind the open door? For me, if I was considering a layout change, I’d only consider it if I could gain that space. But if is a key component to the room behind it, it wouldn’t be worth it. I’m guessing it’s a closet in a bedroom that needs to stay. So if it were me, I’d just stick with what you have. Maybe consider 2 sink, but that’s not a major plumbing change, and is probably prefer one sink and more counter, unless there were exactly 2 people who used this bathroom. 4 kids says that it can’t be one sink each, so they would still be sharing. So no worth losing the counter space.

It seems like a typical bathroom layout so I wouldn't change anything. If you want to add storage see if you can make a recessed shallow cupboard behind where the door opens or something like that.
We (inadvertantly) put in some really big medicine cabinets. The amount of storage in them is amazing and I love them. That might be a way to get you some additional storage space without needing to shift the layout.

based on the current layout I'd keep it the same and just upgrade tile, etc... would you want a double vanity? or more counterspace - that could make an impact.
Our bathroom is the same layout and in that space above the tub we had a closet. When we re-did our bathroom (also keeping the tub for re-sale purposes down the road, even though I didn't want to), we knocked out the wall and door and opened up the space that used to be a closet. It made the room feel SO MUCH bigger, and we put an antique dresser in that space for towel/linen storage. Otherwise, we gutted and replaced everything, but didn't change the layout at all other than a smaller vanity with a centered sink, and it was still the best thing we've ever done. We also installed a custom window that covers almost the whole width of the wall next to the toilet, which also opened up the small space.
