We recently added on a little over 500sf as a MIL suite or ADU for my mom. It was added on to our side yard. It’s approximately 14.5’x37’. It’s a living room, full kitchen and bath, and bedroom. It connects to our house on our exterior garage wall and there is a door that goes from her place into our garage so she can access our house without going outside, she has her own entrance though. It was a long process, but we’re thrilled with how it turned out! AMA! First pic is before.
Beautiful - nice integration w/the architecture of the original house too. That island/table is so cute, love the warmth of the wood.
I bet it's good for resale whether for an in law suite or extra income! Is there a door to the main house or is it completely separate?
Thanks! She has a door in the bedroom that leads into our garage where she can access our house. We share our laundry room, and it’s right inside the door off the garage.

I'm just making some decisions about redoing my bathroom and was thinking that I'd like to use the wide subway tiles, like you've used, but wasn't quite sure. Now that I see yours, I'm 100% sure that I'm doing it. I think they look lovely!!

Hey! Sure thing.
It worked out to about $300-350/sf which seems insane, but seems somewhat on par with other quotes I got. We’re in the Charlotte NC area. We went with this particular builder because our friends used them twice, and were very happy. They both admitted that the builder wasn’t the cheapest, but I always felt safe, for lack of a better word. Communication was fantastic with them, and they were just great to work with. This also included a new driveway.
We chose to run all utilities through our house, so there are no separate utility bills. We have city water and sewer, so they had to trench through our yard to get some of that hooked up. We had to move our natural gas meter to the other side of the house. We also are on the same hot water heater which has been fine.

Thank you, that's exactly the kind of info I was curious about. We've thought about it but the trenching through the whole yard for utilities seems overwhelming! I really like how you were able to set it up as connected yet seperate.

The trenching wasn’t a big deal. They just dug it up and then filled it back in. Growing grass later was not fun and pricy to bring in topsoil, but that has a lot to do with our red clay soil and the heat.
I don’t think that trenching has to happen in every case though. I think ours had to be done bc the slight incline that had to happen with the sewer line needed a pump or something, idk. I wanted that to work correctly of course so they trenched away.

Our zone requires a setback of 10 feet, and that’s pretty much what we have left on that side. But, that side backs up to our neighbors, backyard, so it’s not like we are right beside their house.
Including drawing up plans and everything, it took about a year and a half. It seemed excessively long, but everything seems excessively long these days.

I love everything about this addition! It would also be great for an adult child who is just starting out and wants a bit more independent living space, but who is able/willing to live at home to save some money (either free/cheap rent, depending on the parents).
Wow I just saw this and it looks great! Your mom is lucky and this is so nice if you and your family to make it happen. There is a family on the way to my DDs house that did something like this and I have always really admired that place. And hinted to DD too, lol.
