we're closing in 41 days, I need to lock 7 days before closing. rates were 3.25 the day BEFORE I could lock, now they are 3.375. wwyd- lock today or wait and see and hope it doesn't get any higher?

I'd just lock. I can't imagine ever regretting having a mortgage at 3.375%

I'd wait a week or two and tell them to lock at 3.25% the next day it hits there. Rate change everyday and I think it'll go lower again.

I think 3.375 is still pretty good for a 30 year with no points. I'd lock at that.

Yeah, 3.375 with 0 points is good. To me, 3.25 vs 3.375 is not that much different. If you want to buy it down to 3.25, I don't think it will be that much (if you want to be at 3.25).

I think I am going to go with itm it's only $25/ month difference and if it goes up more I will be so pissed. I refuse to look or listen to any talk about rates from now until I close so I am not kicking myself!
