I think a lot of the problems with this place is the awful photography. All of the pictures are distorted and out of scale. If it was a neighborhood I was interested in I'd go see it in person.

Correct me if I'm wrong, but cant you paint over the chalk board paint? I would do that IN A HEARTBEAT. The kitchen looks small but may be workable. I would go see it if it's close by and everything else you want it to be.
I'm looking at the very last picture and "gorgeous exterior landscaping and a new fence all on an over-sized lot" and thinking "huh?". I would have gone with "large lot with little to mow".
And yeah, wtf is up with that color in the kitchen? Yick.

OP, if you want large lots, go check out the new homes that are going in across from Home Depot. We walked through them a few weeks ago and omg ::drool::.
