Our appraisal was for more than zillow, by about 40K I believe. That said, zillow is strange in our area and does not seem to value our house properly. For example, the house next door to us which is pretty much the same house (we are in an old neighborhood and the builder bought three lots) is always worth way more than ours according to zillow.
Zillow has our house listed as $30k less than our appraisal from June. I think it is because Zillow doesn't factor that we are in one of the best areas of our town.

Our neighborhood is kind of similar, except ours is only ~30ish years old. All the houses are relatively similar and range in price, according to zillow, by about $60K. I've been in several of them and they're all more or less the same as far as upgrades go. Fuck zillow.
I am really hoping that it's more or less the same variance as it was when we bought it.

I bought for $380k almost 2yrs prior. It appraised for $420k (which everyone thinks was low including my realtor next door neighbor (I think I could easily sell for $450k) but we needed $408k for the refi so I was happy). Zillow claims it as $576k.

I don't know too much about Somerville, but I didn't realize the areas differed all that much. Framingham (where we looked at several houses before we bought) is the same. Depending on the 'hood the exact same house can be like $70K different.

Somerville is 4 sq miles. And we have 3 zipcodes. It's crazy. SCM is probably just under 2 miles from me.
