So our application came with a GFE that had major flaws. I noted all the incorrect info to our lender and thought she would update it and send it back. Have not received anything further. We are scheduled to close per the contract on May 31. So here we are 7 business days to possible close and the appraisal has been ordered, but the appraiser has not moved to do anything further per the realtors. (as in, the appraiser has not contacted anyone to do an appraisal)
Background: We were building a house (production builder) and our current lender was the preferred lender to the builder. We were all the way to the end of the process and the appraisal came in WAY under value. We ended up walking away, had our file transferred with our lender who was changing mortgage companies. So as we sit, we have really no idea regarding closing costs. We have a large amount of cash available, but I am kind of pisst that we are this close to the end with no follow-up. Am I over-reacting due to our problems so far? I was really pleased using our lender until we started to work on closing this home. I understand she has recently changed companies and is learning new systems, but I feel like there has been little follow-up since she changed to this new company.
I would, but I am generally an assholio. However, all of our GFEs have been off by several thousand dollars by closing, so the original numbers are almost moot.
I've also hated every lender we've ever worked with, almost as much as I hate Comcast.
I think it depends how strongly you feel about it. It is by definition an estimate and ours was off by a couple of thousand. Are you wanting a corrected one to have on file, or because you need a better idea of how much you're going to be bringing to the table? If you have a pretty good idea, I would let it go.
The thing you really want to be an ass about is the HUD you get a day or two before closing. Make sure they don't double charge you for appraisal and credit check if you paid for those in advance and check to make sure all of your other pre-paids are accounted for. On ours they hadn't accounted for our appraisal and credit check which was a $455 error that I'm happy I caught.
Thank you for the feedback. I am so frustrated with everything we've been through lately, I don't feel like a good judge of what to get up in arms about going forward. Of course, I will be combing through the HUD (I found errors when we sold our house) so I guess we may as well wait until it comes at this point. I really need the appraiser to get his/her ass in gear, so I can proceed with getting us organized for the move.
We are also closing in the 31st and I was told by the title company on Monday that the final grand total of closing costs due isn't usually calculated until the day before in most casts... The GFE is subject to change and not everything on it is exact (for example, they estimated our homeowners policy price which is not accurate).
Also on our loan commitment, there is a line item that says our closing costs are not to exceed $xx,xxx as a worst case scenario.
